Applicant JES Holdings Ltd
permission for the demolition of existing structure ruins and
boundary wall and gate entrance at Parnell Street, the
construction of 3no. 3 storey, terraced apartment buildings
consisting of: 3no. 1-bed units at ground floor level and 3no.
2-bed units at first/second floor level, etc…
No objections to the Planning Application subject to the following conditions:
1. The proposed development shall obtain a fire safety certificate in accordance with S.I. No.
305/1991 – Building Control Regulations, 1991, prior to construction.
2. The proposed works shall be designed and constructed in accordance with the
requirements of Part B Fire Safety 2024, of the Second Schedule of the Building Regulations,
1997-2024.
3. All siteworks shall be completed in accordance with the recommendations set out in
DoECLG publication “Recommendation for Site Development Works”.
4. Fire Hydrants shall be located in accordance with Section 5.3 of Technical Guidance
Document Part B Fire Safety 2024.
5. Fire Hydrants shall be in accordance with BS 750:2012 and shall deliver a minimum rate of
flow as per Monaghan Fire & Civil Protection ‘Guidance document for fire-fighting water
supplies’.
6. Fire Brigade Vehicle access shall be provided in accordance with Clause 5.4 of Technical
Guidance Document Part B Fire Safety 2024 including turning facilities where dead-ends
exceed 20.0m.
7. The proposed works shall be designed and constructed in accordance with Part M Access &
Use, of the Second Schedule of the Building Regulations, 1997-2022.
8. The proposed works shall obtain a Disability Access Certificate in accordance with S.I. No.
351/2009 - Building Control (Amendment) Regulations 2009, prior to construction.
