Access Road: 300sq.m Total Impermeable Area = 1,150sq.m Each driveway (35sq.m) to be constructed in permeable paving to allow for direct discharge of rain into the underlying sub -soil Calculations for Storms with a Return Period (Years) of 100 PLUS 20% to allow for climate change The fundamental design formula used in BRE 365 is S = I - O, where S = Storage required in soakaway I = Inflow from impermeable area draining into soakaways during storm duration O = Outflow infiltration from soakaway into soil during storm duration 0=a150xfxD, where as50 = Internal surface area of soakaway to 50% effective depth (excluding base) f = Soil infiltration rate D = Storm duration Use 14.0m long x 3.5m wide x 1.60m deep soakage trench constructed using AquaCell Core R units (or a wrapped in permeable geotextile Trench Length = 14.00 (m) Trench Width = 3.50 (m) Trench Depth = 1.60 (m) Contributing Impermeable Area (m) Roof Area (m) Paved Area (m2) Total (m) 850 300 1,150 Volume of Trench = Voids Ratio = Storage in Trench = Diam. Uisce Eireann has reviewed the pre -connection enquiry in relation to a Water & Wastewater connection for a Housing Development of 9 unit(s) at Connabury, Dundalk Road, Castleblaney, Monaghan, (the Development). Based upon the details provided we can advise the following regarding connecting to the networks; • Water Connection MON. CO. CO PLANNING SECTION 18 J U N 2025 Feasible without infrastructure upgrade by Uisce Eireann The Applicant has indicated the presence of a watermain adjacent to their site. This existing watermain does not show on Uisce Eireann records, and if present may be third party owned. A connection to this watermain may be feasible. Third party owned assets will be referred to as the Arterial Route. Uisce Eireann will seek to take in charge the Arterial Route as per a Special Condition in the Self Lay Agreement. The applicant will be responsible for obtaining the necessary legal agreements and vesting the third party asset in favour of Uisce Eireann. COUNCIL Wastewater Connection remedial works required to the third party assets, as agreed with Uisce Eireann, shall be carried out by the Applicant prior to vesting. Alternatively, if this watermain does not exist to facilitate a connection to your premises, approximately 180m of existing watermain will need upsizing to 100mmID a network extension of approximately 126m would be required. The cost for the provision of this network extension will give rise to a quotable charge based on the Commission for Regulation of Utilities (CRU) approved Connection Charging Policy. Any such network extension would have to be entirely funded by you. Please note that according to our records there are existing private water service pipes running through this site (see drawing attached). Any structures or works over or in close proximity to Uisce Eireann infrastructure that will inhibit access for maintenance or endanger structural or functional integrity of the infrastructure are not allowed. The layout of the development must ensure that this pipe is protected and adequate separation distances are provided between Uisce Eireann infrastructure and any structures on site. Alternatively you may enter into a diversion agreement with Uisce Eireann and divert the pipe to accommodate your development. If you wish to proceed with this option please contact Uisce Eireann at Diversions@water.ie and submit detailed design drawings before submitting your planning application. It will be necessary to provide a wayleave over this pipe to the benefit of Uisce Eireann and ensure that it is accessible for maintenance.
