It should be noted that you will be required to give notice in an approved newspaper under article 35(1)(a) and erect a site notice in accordance with Article 35 (1)(b) of the Planning and Development Regulations 2001 (as amended) if the further information received is considered to contain significant additional data. Please Note: 4 copies of Additional Information to be submitted. In the case of Significantly Different Information, 6 copies of additional information to be submitted. Yours faithfully, __________________________ ADMINISTRATIVE OFFICER pp 25/60249 Gareth Duffy Clonavogy, Castleblayney, Co. Monaghan ADDITIONAL INFORMATION Note: You and/or your assigned agent may wish to liaise with Planning Section prior to the preparation and submission of this Further Information. The submission should take a coherent account of issues that overlap/interlink. Should the Further Information materially/significantly alter the proposed development, you are obliged to re-advertise same in accordance with Article 35 of the Planning and Development Regulations 2001 (as amended). 1. The information submitted is insufficient with regards to traffic safety and access standards. Consequently, please submit the following: (a) A 1:500 site layout plan that accords with Section 15.23.2 of the County Development Plan 2025-2031, clearly illustrating visibility splays of 70m along the associated Local Class 2 road measured to the nearside road edge in each direction, provided from a point in the centre of the roadside entrance 2.4m from the road edge at a height of between 1.05m and 2m above ground level. (b) New legal agreements with all of the adjoining landowners giving their consent to allow you to remove/trim their hedgerows, etc, to provide the required 70m sight distances, where hedgerows or other such impediments beyond the site do not belong to you. The legal agreements shall be accompanied by an appropriately detailed ordnance survey map that shall also be signed and witnessed by a solicitor. Gareth Duffy should be detailed as the grantee. As per our info (via www.landdirect.ie), Siobhan McCabe, Brendan McShane, Amy McShane and Michael McCarville should be detailed as the grantors. 2. As per the submitted site layout plan – drawing number 001.00 – the existing access onto the N2 National Road would be permanently replaced by the proposed local road access. Policy LCP 1 of the County Development Plan 2025-2031 requires all planning applications to include a comprehensive landscaping plan commensurate to the scale of development on-site. In the interest of clarity and to allow for a fully informed decision, please submit further (hard and soft) landscaping details – itemised and costed – that clearly confirm how the curtilage would be appropriately and permanently partitioned from the existing N2 National Road access (lane). 3. Notwithstanding the information submitted, it is the opinion of the Planning Authority that the house design should be reviewed in the interests of visual amenity and appropriate design. Specific attention is drawn to (i) the large angular/apex windows, and (ii) the contrasting gable depths and roof pitches. Please submit revised drawings accordingly. The main house blocks shall have comparable gable depths and matching roof pitches. The large angular/apex windows shall be suitably simplified – both gables should have a higher solid to void relationship with greater wall surface area than window.
