permission consisting of the construction of an extension to the rear of an existing storey and a
half type dwelling house, internal and external alterations to dwelling house, conversion of
existing attached shed to living accommodation, new/modified entrance, boundary walls, piers
and fencing, decommissioning of existing septic tank and replace with proprietary sewage
treatment unit and percolation area and all ancillary site works.
The proposed development is located on a poor aquifer in an area of extreme groundwater
vulnerability. The development site is located within the Shambles_10 sub-basin which has been
assigned Poor status under the Water Framework Directive status (2019 - 2024) with an objective
of Restore to Good Status by 2027. Urban Wastewater and Urban Run-off have been identified as
significant pressures on this waterbody.
A Site Characterisation Form has been submitted with the application. I recommend the file is
referred to the EHO for assessment & comments in relation to the DWWTS.
The application states that storm water will discharge to the adjacent watercourse. The
Shambles_10 runs along the boundary of the site it is imperative that mitigation measures are in
place for the construction phase to ensure no polluting discharges to the watercourse. A water
protection checklist has not been included with the application. It is recommended that a CEMP
is requested prior to commencement of development.
