Permission to separate section of existing two storey detached dwellinghouse and extend same
to form 2 No. two storey semi-detached units comprising: 1) Renovation to existing
dwellinghouse to form a 4 bedroom two storey dwellinghouse. 2) Extension to separated section
to form a new 3 bedroom two storey dwellinghouse and all associated site development works.
The proposed development is within the Fane_10 river waterbody catchment. This RWB is currently
classified as Poor Status with a Water Framework Directive objective to Restore to Good status by
2027. The site is located on an area of extreme groundwater vulnerability which is underlain by a poor
locally important aquifer.
The application form details that the proposed water supply is an existing supply from the public
mains. It is noted on the application form that wastewater is to the existing public sewer connection.
A confirmation of feasibility from Úisce Eireann has not been included with the application. A water
protection checklist has not been included with the application.
It is noted that the development includes demolition.
I therefore recommend that the following additional information is requested :
1. A fully completed water protection checklist.
2. A site-specific Construction & Demolition Resource Management plan for approval.
Applicant to consider Best Practice Guidelines for the preparation of Resource &
Waste Management Plans for construction and demolition projects.
3. An Asbestos survey and removal plan for the proposed development works.
4. Submit a Confirmation of Feasibility from Úisce Eireann to accept wastewater arising
from the development.
