specific Apartment Design Standards which should be incorporated into any proposal for apartment
development. The Planning Authority note the proposal of a studio, and two 1-bedroom apartments
within the site, and the submitted floor plans of same. Taking account of the information provided, the
applicant will be requested to;
a) Submit amended drawings demonstrating that the proposed apartment complies with the
floor are requirements set out in Section 3 and Appendix 1 of Sustainable Urban Housing;
Design Standard for New Apartments (July 2025).
The applicant should note that as a rule, no individual storage room within an
apartment should exceed 3.5 square metres.
b) Submit details on proposed private amenity space provision in accordance with Section 3.8
and Appendix 1 of Sustainable Urban Housing; Design Standard for New Apartments
(July 2025).
2. Section 4 of ‘Sustainable Urban Housing; Design Standard for New Apartments’ (July 2025) sets out
specific Communal Facilities which should be incorporated into any proposal for apartment
development. The Planning Authority note that there is no communal amenity space proposed for the
apartments. In the interests of clarity and appropriate planning, the applicant is requested to submit
revised details and/or drawings to demonstrate how the proposed development complies with the
requirements set out in Sustainable Urban Housing; Design Standard for New Apartments (July 2025)
with regard to Communal Amenity space.
3 . Section 6.2 of ‘Sustainable Urban Housing; Design Standard for New Apartments’ (July 2025)’ states
that all planning applications for apartment development shall include a building lifecycle report which
in turn includes an assessment of long term running and maintenance costs as they would apply on a
per residential unit basis at the time of application, as well as demonstrating what measures have
been specifically considered by the proposer to effectively manage and reduce costs for the benefit of
residents. In the interests of clarity and appropriate planning, the applicant is requested to submit a
