Monaghan A75XH66 Note I wish to make the following observations in relation to this planning application: The existing dwelling at House No. 19 is set into sloping ground, with the surrounding landform rising and falling across the boundary with the application site. While the submitted drawings identify this dwelling in outline, no information is provided in relation to existing ground levels, finished floor levels, or comparative site sections incorporating this property. Given the sloping nature of the land, relative level information and cross-sections are required in order to allow a proper assessment of the impact of the proposed dwellings on privacy, outlook, and residential amenity. I also note the close proximity of the proposed House No. 45 to the boundary with House No. 19. It is noted that the proposed layout would position House No. 45 closer to the boundary with House No. 19 than is generally evident between existing neighbouring dwellings in the surrounding area. When considered in conjunction with the difference in ground levels between the application site and the existing dwelling, the proposed two-storey height has the potential to result in an overbearing and visually dominant impact when viewed from House No. 19. In this context, consideration should be given to measures such as reduced building height, increased setback from the boundary, or alternative design solutions to ensure that residential amenity standards are adequately protected. In addition, I note the proposed boundary fencing as indicated on the plans. Given the sloping nature of the land along this boundary, the stated fence height may result in a structure that appears significantly higher when viewed from adjoining properties. In its current form, the fencing does not appear to reflect the established character or visual amenity of the village and may result in an overly dominant or visually intrusive boundary treatment. The height, design, and materials of the proposed fencing should be assessed with regard to ground levels and the surrounding village context. Finally, the wastewater infrastructure serving this area has been reliant on regular sewage tankering for several months, at times involving multiple visits per day. Strong sewer-type odours are frequently noticeable outdoors in the vicinity of nearby homes, a playground, and a school. This suggests that the system may be operating at or beyond its intended capacity. Current capacity, reliance on tankering, odour mitigation measures, and any planned permanent solutions should be considered as part of the planning assessment, particularly in the context of accommodating additional development.
