ADDITIONAL INFORMATION
The Planning Authority notes that the submitted site layout plan does not demonstrate any
visibility splays. The applicant proposed to retain a new entrance which serves the site (single truck
parking area) and to ensure compliance with Table 15.4 Minimum Visibility Standards of Section
15.27 of the Development Plan. The applicant is required to submit: -
a) A revised site layout plan at a scale of 1:500 indicating how it is proposed to
provide clear and unobstructed visibility splays of 70 metres in both directions in
accordance with Section 15.23 Road Access Standards and associated Table 15.4 of
the Monaghan County Development Plan 2025 - 2031. Applicant shall illustrate on
revised site layout plan all necessary site work to achieve these visibility splays.

storm lines (in blue) and oil interceptors as well as all associated outfall points.
b) Submit details of proposed bunding of the 4no. fuel tanks. All overground oil
storage tanks shall be provided with an adequately designed reinforced concrete

The Planning Authority has concerns in respect of the use of the small pumphouse, fuel storage
tank and use of adjoining truck parking area. The applicant is requested to provide;
a) Clarification of the use/operations of the truck parking area and whether the use is
currently operating.
b) Justification for the truck parking area and ancillary development in accordance
with section 15.12.2 of Industrial and Commercial Developments Outside
Settlements of the Monaghan County Development Plan 2025 - 2031

4.
As proposed, the garage design does not satisfactorily comply with the policy requirements of
Domestic Garages, Sheds, Ancillary Outbuildings and Car Ports under Policy DGP 1 of the
Monaghan County Development Plan 2025 - 2031. The applicant has not provided any justification
for the proposed floor area of existing structures (Shed 1, Shed 2 and Shed 3). Accordingly, please
submit further information that clearly demonstrates how the proposal complies with policy RDP
18 of the Monaghan County Development Plan 2025 - 2031.
Policy AEDP 1 and Section 15.10.1 of the Monaghan County Development Plan 2025 - 2031 require
that extensions to dwellings respect and be in keeping with the form, proportion, heights,
fenestration, design, and materials of the main dwelling.
Having reviewed the proposal to retain the extensions, the Planning Authority has concerns
regarding the design and visual appearance of the extension to the south/front elevation. In its
current form, the extension does not integrate appropriately with the existing dwelling and would
appear incongruous in the surrounding setting.
The applicant is therefore requested to submit revised and/or mitigating drawings and details
demonstrating how the proposal can be amended to fully comply with Policy AEDP 1 and Section
15.10.1 of the Monaghan County Development Plan 2025 - 2031.
6.
The Planning Authority notes the presence of a trailer to be retained within the site red line
boundary. It is considered that the proposed siting, design and appearance of the to -be -retained
trailer is unacceptable on this site and would, if permitted, create an undesirable precedent. In
order to address these fundamental concerns, the applicant is requested to submit amended
details showing the domestic storage containers omitted from the proposed development.
7.
The Planning Authority is not satisfied that the proposed development will meet the requirements
of The Environmental Protection Agency Code of Practice for Domestic Waste water Treatment
Systems (Population Equivalent <= 10) 2021.
The applicant shall submit:
a) In the interests of public health and environmental protection, the applicant is
requested to submit a structural report in respect of the existing Domestic Waste
water Treatment Systems serving the proposed development.
b) Subject to the findings of the report required under item a) above, the applicant is
requested to submit proposals for a new wastewater treatment system and
percolation area to serve the proposed development. Submitted proposals should
be in accordance with the requirements of 'The Environmental Protection Agency
Code of Practice Domestic Waste Water Treatment Systems (Population Equivalent
<= 10) 2021'.
