ADDITIONAL INFORMATION
Note: You and/or your assigned agent may wish to liaise with Planning Section prior to the
preparation and submission of this Further Information.
The submission should take a coherent account of issues that overlap/interlink.
1.
With regards to the siting and integration of new houses in the countryside, Section 15.9.2 of
the County Development Plan 2025-2031 states that the building should not be located where
it would break any ridgeline.
Given the elevated ground levels, it remains unclear from the information submitted whether
the proposed dwelling would appear unduly prominent when viewed from the public
domain/surrounding road network, or whether it would break the ridgeline when seen from
key vantage points.
Accordingly, to allow for a fully informed assessment of the visual impact, please erect poles
and/or flags on -site that replicate the proposed apex heights of the roofs of the house.
Once erected, you shall notify Planning Section in writing to allow for the timely inspection of
same.
2.
Section 15.22.2 and Policy RAP 1 of the County Development Plan 2025-2031 require that all
developments must have regard to the potential impact upon the residential amenity of
existing residential land uses in the vicinity.
Given the elevated ground levels, it remains unclear whether the proposed dwelling would
result in undue overlooking, overshadowing, or overbearing impacts on the two existing
residential properties located to the northwest, closer to the public road.
In the interest of clarity and to allow for a fully informed decision, please submit suitable
further and/or revised details, including (but not limited to):
(a) To clearly illustrate height relationships, cross sections showing the proposed dwelling
relative to the existing houses, site boundaries, and existing/proposed ground levels.
(b) Photographs and/or photomontages from key viewpoints, including from the existing
properties toward the application site.
(c) Any revised design measures, if necessary, to mitigate potential overlooking,
overshadowing, or overbearing effects.
These details must clearly demonstrate that the proposed development would not
adversely affect the residential amenity of the houses/properties mentioned.
