ADDITIONAL INFORMATION
1.
With regards to the siting and integration of new dwellings in the countryside, Policy RCP 1 of Monaghan
County Development Plan 2025-2031 advises that “The assessment of the impact of new dwellings in the
rural area will be considered from critical views along public roads, laneways, public rights of way and other
areas of the public domain”. Furthermore, Table 15.3 of Monaghan County Development Plan 2025-2031
advises that “the building should not be located on a site where it would break any ridgeline or shoreline”.
Accordingly, the Planning Authority has concerns regarding compliance with the Development Plan given
the elevated setting.
Notwithstanding the existing boundary treatments, to allow for a fully informed assessment of the visual
impact of the development as proposed, the applicant is requested to:
a) Erect poles and/or flags on-site that replicate the apex heights of the proposed roof. Once erected, you
or your assigned agent shall advise Planning Section in writing in order to allow for the inspection of
same.

Further to point 1 above, the applicant shall revised the design of the dwelling. The c9.7m ridge height does
not comply with Development Plan Design Guidelines (Table 15.3), which states that ‘two storey dwellings
should not exceed 9m in height above ground level’. The applicant shall submit a revised design in
accordance with Policy RSDP 1 and Table 15.3 ‘Guidelines for Siting and Designing a Rural House in the
Vernacular Style of the Monaghan County Development Plan 2025 – 2031.

requested to submit a Landscape Costing/quote in accordance with Section 15.22.4 of Monaghan County

In this regard, the applicant is requested to:

development works. The plan shall be prepared using “Best Practice Guidelines for the preparation of
resource & waste management plans for construction and demolition projects” – EPA, 2021.
c) An asbestos survey and removal plan for the proposed demolition works.
5.
The proposed development is considered insufficient in terms of the environmental and policy compliance

2025-2031.

proposed agriculture building. If this is not the case, the applicant is requested to;
a) Submit a Letter of Consent from from all adjoining properties within 100m of proposed development.
Said Letter shall be signed by the landowners, the applicant and witnessed by a Solicitor or Peace
Commissioner in accordance with Policy AGP 1 of the Monaghan County Development Plan 2025 – 2032.
