The Strategic Flood Risk Assessment (SFRA) mapping indicates that the site of the proposed development is located in close proximity to lands identified as being vulnerable to fluvial flood risk. (Flood Zone A and B). a) As it has not been confirmed whether the proposed development lies within a Flood Risk Area, the applicant is requested to clarify this through submitting appropriately detailed drawings, clearly indicating any proposed changes to existing ground levels within this area. b) Where ground levels are to be raised within a Flood Risk Area, the applicant shall submit a site-specific Flood Risk Assessment. This assessment must be prepared by a suitably qualified professional with relevant hydrological expertise and shall demonstrate that the proposed development • Will not be risk of flooding • Will not result in flood water (fluvial) displacement off-site or exacerbate flooding in the immediate vicinity or wider area • Will not obstruct or impede important flow paths; • Will not result in residual risks to the area and/or development that cannot be managed to an acceptable level. • The flood risk assessment shall also clearly demonstrate proposed management of any residual risks. 2. The proposed development is considered insufficient in terms of the environmental information provided. In this regard, the applicant is requested to: a) Submit a revised site layout plan (Scale 1:500).
