Proposed Development: Construction of 5 glamping pods and associated infrastructure
Location: Tullyherim Lane in Roosky / Coolshannagh

Dear Planning Officer,
I am a local resident near to the above mentioned proposed development and ask that in the
event that the Local Authority is minded to grant the application that the following points be
taken into consideration.
1. Provision of a Footpath along Tullyherim Lane
Tullyherim Lane is a busy cul-de-sac serving most of Tullyherim townland, accommodating
both motor and heavy agricultural vehicles. It acts as an on/off ramp to the busy greenway
and in effect has become a de facto part of the greenway. Absence of signage and provision
of a footpath from the greenway to St Davnets junction means that pedestrian traffic and
vehicles must mix together. Very often, due to this lack of footpath and signage, the
greenway walkers are actually unaware that they have entered a roadway and have to
scramble, for example, to get dogs back on leash and avoid cars or heavy agricultural
vehicles. There exists an ambition in the Development Plan to address this situation but so
far there far there are no concrete plans regarding what and when.
This proposed development would significantly intensify both the vehicular and pedestrian
traffic on Tullyherim Lane, Furthermore, as the patrons of the development would be
changing each night they would be unfamiliar with the roadway being a shared surface,
adding more risk of accidents. At peak use, the proposed development could contribute an
estimated six additional car movements and twelve pedestrian movements, roughly
equivalent to six new dwellings. Visitors using the pods are likely to make multiple daily trips
to and from the town centre, further intensifying movement on this already busy lane.
Without additional remedies the laneway would become significantly more dangerous to the
people using it,
Therefore, I respectfully ask that the Planning Authority consider a condition that the
developer must provide a footpath from the Tullyherim Lane & St Davnets Junction down to
the development access point. A coordinated approach between the Council and the
developer could deliver a continuous pedestrian link to the greenway, thus ensuring a safe
passage for all. This should be done before the development goes into service.
2. Intended Use of the Accommodation
Desktop research shows that there has been some controversy in other parts of the country
where glamping pod operators have attempted to supplement income by letting pods on a
longer term / permanent basis. As the development is not designed to be suitable for longer
term living, it would be an inappropriate use and therefore I respectfully ask the Planning
Authority consider adding a condition to strictly restrict the usage of the glamping pods to
short term / touristic uses only.
3. Access road and car park
The application is lacking detail with regard to the surfacing specification of the accessway
and car park. If, for example, the accessway and car park were to be finished informally in
compacted gravel, it would be expected that a lot of gravel debris would regularly flush out
onto Tullyheirm Lane and become a nuisance. Therefore, I respectfully ask that the Planning
Authority consider a condition requiring, before the development enters into first service, the
developer to construct at least the access ramp with a suitable hard paved surface such as
asphalt.
Thank you in advance for your consideration of the above points.
Yours sincerely,
Gareth Reed
