Re: Retention and completion of Modular Type Dwelling House and all
associated site works at Mulladuff, Smithborough, Co. Monaghan.
Further Information
Planning Ref. 25/60383
To whom it may concern,
In response to your further information request dated 11/11/25 please find our response in
order of the points raised.
Point 1a
The proposal is making application for a modular type dwelling house on a permanent basis
on the site. The proposal is not temporary residential accommodation.
We have been in consultation with the planner dealing with the application and have agreed to
carry out some design elevational changes to help provide a building with a more traditional
character which is discussed in point 2.
Point 1b
We do not consider this further information to be significant in nature, and the proposal is not
being changed to a temporary type dwelling. Therefore, re-advertisement shall not be
necessary.
Point 2a, b
In consultation with the planner, it was agreed to change the profile of the roof of the
dwelling to a pitch that would be more typical of building in the area. The proposed pitch has
been increased from 11 degrees to 30 degrees.
The existing Upvc faux timber cladding to the outside walls shall be removed and replaced
with cement board and be provided with a painted render finish matching the buildings of the
locality.

Please see updated drawings and specifications listed on the G.A Drawings titled further
information.
Point 3
A submission from an adjoining landowner has been made in respect of this application. The
basis of the submission regards a shared hedgerow to the western boundary of the site.
The applicant commissioned excavations to be carried out to reduce levels on site which
involved cutting an embankment towards this shared hedgerow. The embankment has been
battered back from the hedgerow. From our understanding this is a shared hedgerow which
demarcates the land ownership boundary.
No trees or hedgerow was removed in this process, and no material change has been made to
the hedgerow. There would appear to be no loss of visual amenity/screening provided by this
hedgerow or loss of biodiversity or habitat.
We consider this matter to be a civil matter, and the applicant feels that the boundary has not
been compromised. We do not envisage the boundary to have an adverse effect on the
provision of a dwelling house on the site. This boundary hedge is approximately 19.5m away
from the location of the dwelling house.
We hope you will find this application satisfactory, but if you have any questions or queries,
please do not hesitate to contact me,
Yours Faithfully,
