You and/or your assigned agent may wish to liaise with Planning Section prior to the preparation and submission of this Further Information. 1. Section 15.10.1 of the County Development Plan 2025-2031 concerns alterations and extensions to dwellings. Proposals to alter or extend a dwelling will be considered on their individual merits, with the main considerations being that of design and the degree of impact on existing and adjoining properties. The applicant is requested to reconsider the proposed increase in overall height and massing, and to submit revised drawings that provide a more appropriate design response that is in keeping with the established scale of dwellings along Rockdaniel Road. It is considered that a reduced -height proposal, such as a dormer -style first -floor extension, would be more likely to integrate satisfactorily with the surrounding residential context. Additionally, the applicant is requested to demonstrate that the revised design will not give rise to negative residential amenity impacts on adjoining properties. This may be addressed through updated elevations and sections illustrating window positions, overlooking distances, and the reduced scale arising from any dormer -type design.
