Biodiversity Response :
e Under S.I. No. 477/2011, an AA screening Report should have accompanied this application.
e To comply with guidance under the Wildlife Acts and nesting-season restrictions, any
vegetation clearance (hedgerows, scrub, trees) or building works with risk to nesting birds, or
works to structures used by birds must be avoided from 1 March—31 August inclusive. If works
are unavoidable in this period, a pre-works nesting survey by a qualified ecologist within 48
hours of works is required, with exclusion buffers around any active nests until fledging.
e Prior to groundworks near treelines/hedgerows/watercourses and any works to
buildings/structures, a bat assessment should be completed in line with NPWS Bat Mitigation
Guidelines (IWM134, 2022). The proposed lighting of the walking track, and any lighting
proposed for the development, should comply with ILP Guidance Note GN08/23 — Bats and
Artificial Lighting at Night. Lights should be controlled via timers and part-night regimes (e.g.,
lights off after training hours), and/or PIR dimming to reduce dusk-time impacts when bat
activity peaks
e Any landscape plan should use locally native trees/shrubs/wildflowers of Irish provenance;
avoid invasive or horticultural non-natives; and not use peat-based composts. Species selection
and mowing practices should align with the All-lreland Pollinator Plan (AIPP) 2021-2025
e Invasive Alien Species (IAS) Prevention is crucial and there should be a plan in place to manage
IAS if encountered
e Nature-based solutions (NBS) should be considered for this development, creating a SUDS
Drainage Plan that prioritises nature-based solutions (e.g., swales, rain gardens, permeable
surfaces, tree pits/planters) to treat and attenuate runoff from proposed car park and walking
path while delivering amenity and biodiversity benefits, consistent with Irish SuDS guidance
