Monaghan County-Council;:-:::.:_t::_s:. ,,._I Planning Section, County Offices, No. 1 Dublin Street, Monaghan. ATTN:- Ben Clerkin Date: 03.04.2026. Re: Michael Murnaghan & Emma Heavin — Permission for a 2 -storey / single storey type dwelling house, a domestic garage, a domestic wastewater treatment system, the use of an existing site entrance and private laneway to access the development to include all associated site development works at Dunaree, Laragh, Castleblayney, Co. Monaghan. Planning Ref. No 25-107. Ben, Further to our previous telephone and email correspondence, please find attached the further information as requested by your office, letter dated 19th Feb 2026. Schedule of documents attached Photographs of profiles erected on site. (1 copy) Revised structural drawings. (4 copies) Revised site maps and site sections. (4 copies) 1. Find attached a photographic survey of the profiles erected on site. (see appendix A). The profiles replicate the proposed apex height of the roof of the dwelling. It is clear from the photographs that the dwelling shall not break any ridgeline. 2. Visual impact and ridgeline integration: In accordance with Section 15.9.2 of the County Development Plan 2025-2031, profiles were erected on -site to replicate the proposed apex height of the dwelling. Following a formal site inspection by the Planning Authority, the following actions have been taken: Height Reduction: It has been agreed to reduce the overall height of the dwelling by 1.Om. This is achieved by reducing both the overall height of the dwelling by 250mm and the finished floor level on -site by 750mm. This modification ensures the building does not break the ridgeline when viewed from key vantage points and ensures the dwelling is not "unduly prominent" within the landscape. Residential amenity and impact mitigation. To ensure compliance with Section 15.22.2, Policy RAP 1 and to address any concerns regarding overlooking, overshadowing, or overbearing impacts on the properties to the northwest, we submit the following: • Cross sections (a): Revised cross -sections are enclosed, demonstrating the 1.Om height reduction relative to the existing neighboring houses and ground levels. • Visual documentation (b): Photographs from key viewpoints are included, see appendix A. • Revised design & screening (c): The combined 1.Om reduction in building height serves as a primary mitigation measure against overbearing impacts. Revised structural drawings, site layout map and site sections are included which indicate the combined reductions in levels. • Enhanced landscaping: We have included a revised site layout plan showing additional native planting and screening along the northwestern boundary. This will help to provide a natural visual buffer, protecting the privacy and residential amenity of the existing neighboring properties. We believe these collective revisions directly address the concerns of the Planning Authority and demonstrate a coherent approach to integrating the new dwelling into its rural context. The applicant looks forward to a favorable decision following the submission of this further information.
