ADDITIONAL INFORMATION
1.
It is noted that the applicant has detailed that the proposed access is required to serve the
farmyard to the south of the site. However, although indicated on the submitted plans, the
access lane to the farm yard is not detailed within the development description as part of the
proposal. Publish / erect revised newspaper and site notices which state the development
description as “Permission for (1) construction of an agricultural entrance onto the existing
public road and laneway to serve existing farm yard to comprise of entrance piers, fencing and
lay-by area, (2) completion of all associated and ancillary site works.” and submit copies of
each to the planning authority.
2.
It is noted that the access lane to the farm yard is located outside the red outline of the site
boundary. Submit a revised site location map and site layout plan which includes the access
lane to the farm yard within the red outline of the site boundary.
3.
It is noted that the proposed access is located on a bend in the public road and the site layout
does not indicate forward visibility for vehicles turning into the access from the public road. It
is also noted that Table 15.4 of Section 15.23 of the Monaghan County Development Plan
2025 - 2031 requires visibility splays of 70m x 2.4m x 1.05m onto a Local Primary Road.
Consequently, the applicant is required to submit a revised site layout indicating the following:
(a) Forward site visibility splays of 70 metres in both directions in accordance with Section
15.23.5 of the Monaghan County Development Plan 2025 – 2031.
(b) Visibility splays of 70m x 2.4m x 1.05m in accordance with Section 15.23 of the
Monaghan County Development Plan 2025 – 2031.
(c) Access radii of 10 metres either side of the access which are contained within lands
controlled by the applicant.
