We note our email correspondence with Lisa Smith and have adjusted the form accordingly. • The proposed development complies with Section 15.13.1 of the MCDP as outlined below: RECEIVED: 10/04/2026 McGUIGAN ARCHITECTS (a) The development comprises a new agricultural building to replace existing structures that are no longer fit for purpose and are poorly located for the efficient operation of the agricultural enterprise. The proposed building will facilitate the dry storage of feed, fertiliser, and agricultural machinery necessary for the day-to-day running and maintenance of the farm. (b) Given that the existing sheds are inadequate, it is proposed to replace them in close proximity to the original farmstead, thereby maintaining the established agricultural layout. (c) The proposed building’s appearance, design, scale, and materials are appropriate to its rural setting and are sympathetic to the surrounding landscape and adjacent structures. Additional screen planting will further reduce its visual impact. (d) The development integrates well within the site context and will be further screened through the introduction of native planting. (e) The proposal will not adversely impact the natural or built heritage of the area, given its appropriate siting and integration. (f) There will be no negative impact on the amenity of nearby residential properties. The building will not generate additional noise; we note noise levels will be reduced as livestock will not be housed within the proposed building. Additionally, there will be no odour impacts from silage or manure. (g) The only dwelling within 100 metres of the proposed development is under family ownership however, a letter of consent confirming no objection to the proposal has been obtained and is included, duly witnessed by a Solicitor. (h) The development will not pose any pollution risk to potable water sources, watercourses, aquifers, or groundwater. Surface water runoff will be limited to rainwater, which will be directed to a suitably designed soak pit with adequate capacity. (i) The proposal does not involve the disposal of liquid or solid waste. (j) Adequate provision has been made for machinery parking and circulation, as illustrated in the submitted site layout plan. (k) Sightlines and visibility splays comply with the requirements set out in Table 15.4 (Minimum Visibility Standards) of Section 15.27 of the Development Plan, as demonstrated in the proposed site layout plan. • As noted above the only dwelling within 100 metres of the proposed development is under family ownership however, a letter of consent confirming no objection to the proposal has been obtained and is included, duly witnessed by a Solicitor. An additional site location plan includes a 100m separation between the shed and other dwellings not within family ownership. • Additional drawings of existing agricultural structures are enclosed as requested. • Schedule of Building areas have been indicated on Dwg No. MGA -024 -0147-PL108, also noted below for ease of reference: AREA SCHEDULE Existing Dwelling to be demolished 138 sqm Existing Outbuildings to be demolished 185 sqm Existing Agricultural Shed to be demolished 175 sqm Proposed Dwelling House 487 sqm RECEIVED: 10/04/2026 McGUIGAN ARCHITECTS Proposed Garage 73 sqm Proposed Patio Covered Areas 77 sqm Proposed CarPort 103 sqm We trust the above is to your satisfaction yet should you require any additional information or wish to discuss the above please do not hesitate to contact us.
