As a listed occupied building it will destroy the integrity of the former Station Master's Railway building. 2. In my opinion it is an inappropriate use of a small enclosed space, as it is to large an extension in such a confined area. 3. The complete removal of our mature Leyland cypress hedge which was part of the original planning permission to the commencement of our semi-detached estate. 4. A complete invasion of our privacy, as a door and a window in the proposed extension in looking directly and indirectly into the back of our homes. 5. The proximity of the proposed extension, about 3.65 metres or 12 feet from the back of our homes, making it uncomfortable close. 6. The height of the proposed non -original single storey extension to the rear is likely to obstruct or reduce the natural daylight to the kitchens and living rooms of our dwelling. 7. The misappropriation of right of way, that was meant for the exclusive use of the residences of Ashdown Mews to access the back of our homes. The door in the new extension facing onto the road which is only 3.65 wide will allow people to spill on to our se rvice road, it will likely cause serious injury or death, because there is absolutelv no lamplight or streetlight of any kind provided. It is always pitch black at night. 8. The lack of a footpath from the backdoor of the new extension onto our back road at the rear of our houses to the main road is a recipe for disaster. 9. We also object to the planning proposal to build an extension to the rear of the former Railway Station because we believe it is in a hazard area, with the probability of being realized, and a potential threat to people’s health or property. The new extnsion will face directly onto the back walls of Ashdown Mews sheds. which happen to be 3.6 metres across the service road. The sheds house the oil boilers with their exhaust flues out on to the service road and ex pels thick black diesel oil fumes. There are 4 oil burners exhaust flues within metres of the new Railway Station extension pumping out toxic fumes. Long term exposure to carcinogens smoke may increase the risk of CANCER. There are also 4 large oil tanks situated in front of the sheds, a potential fire risk. 10. The Parking Spaces or lack of. The lack of clarity as to where the new parking is going. The repurposing of already over prescribed parking spaces ( particularly at weeke nds) does not constitute 12 new parking sopaces. The proposal has been designed to minimise alterations to the existing building. The original C-shaped building remains clearly identifiable, with the front elevation fully retained, including key features such as windows and chimneys. All extensions are confined to the rear, and at a smaller scale than the original building thereby respecting the character. 2. We consider the building extension to be well proportioned within the site. The extension is mainly single-storey, with only a small first-floor element (c 41sq m), helping to prevent overlooking of neighbouring properties while maintaining the character of the existing building. 3. The existing hedge is fully retained as shown in the updated drawings. 4. The proposed extension is set back from the boundary line and adequately distanced from existing properties and associated open space areas to maintain residential amenity and ensure the privacy of future occupants. 5. All large windows in the extension are oriented towards the rear garden. Only two small windows and doors (Apartment 4 and 5) are located on the side elevations, both set back adequately from the site boundaries, approximately 5.3 metres to the left and 3 metres to the right, further protecting the privacy of adjoining properties. The proposed building height is consistent with the existing structure, with both the ground and first-floor extension matching the original height. The design is sympathetic to surrounding two - storey residential area and integrates with the overall character and amenities. Additionally, the proposed layout is designed to minimise overshadowing and loss of light to existing residents. With a modest first-floor extension of only 41 m², the scheme ensures that adequate sunlight continues to reach surrounding open space areas. 7. The site plan has been revised and indicate no use of the laneway. The development is fully contained within the site boundary, with the wall to the external stairs leading to the first -floor apartment rounded to allow for a 1 m pathway, as shown in the updated drawings. 8. The proposed design includes a footpath, ensuring safe and convenient pedestrian access throughout the site. 9. The proposed new extension, located at the rear of the former railway station, will include only one door and one window facing the Ashdown Mews Estate. Given that there are existing windows already in close proximity to the existing flues it is considered that the development will not introduce any additional risk beyond what currently exists for residents. 10. Proposed parking spaces indicated in the proposed site layout. Author of Report Anna Fleres MA Arch MRIAI Gaffney & Cullivan Architects Accredited Conservation Architects RECEIVED: 10/04/2026
