Re: Response to Further Information Request in relation to Renovation and Extension Project at
Alts, Carrickmacross, Co. Monaghan A81 DD70.
Dear Sir/ Madam,
On behalf of our clients, Seanna and Gary Ogle, we wish to submit this Substantial Further Information/ Revised Plans
submission for development at Alts, Carrickmacross, Co. Monaghan A81 DD70 (Ref. No. 26/60048). The development
applied for consisted of a single storey extension and elevational amendments to an existing dwelling. Also
included is the relocation of the site entrance, new access lane and parking area, garage, proposed wastewater
treatment system and percolation area and all associated site works.
Please find enclosed the following information to demonstrate compliance with the Further Information
requirements:
- Drawings
- 02 GA 24-58 Proposed Plans, Sections and Elevations REV A.
RECEIVED: 13/04/2026
In addition to the submission of the above documents, I wish to further elaborate on the points raised in the Further
Information request.
1. Whilst the remodelling of the existing house is acceptable in principle under Section 15.10.1 (Alterations and
Extensions to Dwellings) of the County Development Plan 2025-2031, the Planning Authority considers that
the proposed hollowed gable incorporating apex glazing presents as a strong outward‑facing architectural
feature. Given the open, elevated and prominently visible context, this element is considered overly assertive
and risks undue prominence in the rural landscape.
You are therefore requested to:
(a) Reassess and revise the design treatment of this gable to appear more visually recessive; and
(b) Submit revised plans, sections and elevations clearly demonstrating how the amended design reduces visual
prominence and improves integration with the rural setting, together with a brief design response addressing
the above concerns.
Please see Dwg. No. 02 GA 24-58 Proposed Plans, Sections and Elevations REV A with changes to the gable
including the removal of the chimney, apex glazing and protruding gable wings which added to the perception
of a hollowed gable. The design has been amended to include a much higher solid to void ratio between wall
and windows which is more typical of rural dwellings in the area. Minor changes to the size and location of
windows on the proposed east elevation reflect the revised internal layout arrangement with the stove
relocated away from the gable. A simple flue replaces the previous chimney structure.
The revised design was issued to the planning authority for approval prior to formally responding to the
Additional Information request.
2. In the interest of clarity, please submit a sample and/or manufacturer’s details of the proposed external
cladding and metal finishes, including colour and profile.
0.7mm dark grey Greencoat PLX PRO BT coated steel standing seam cladding is proposed for the walls and roof
as indicated by the note ‘Standing Seam Metal Roof’ on Dwg. No. 02 GA 24-58 Proposed Plans, Sections and
Elevations REVA. Using the same materials on the walls and roof will provide a homogenous, highly
architectural finish to the extension.

GreenCoat PLX Pro BT is a premium pre-coated steel sheet specifically developed for standing seam roofing
and façade (cladding) systems. It is manufactured by SSAB using high-quality Nordic steel combined with a bio-
based (BT) coating technology that incorporates renewable raw materials such as rapeseed oil.
The material consists of a steel core with a protective zinc layer (typically 350 g/m²) and a multi-layer coating
system (primer + topcoat), providing excellent durability and long-term performance in external environments.
Manufactured from premium pre‑coated steel and rated A1 for fire safety, these sheets provide outstanding
performance in projects where safety, durability and appearance are equally important. The absence of ribs
creates a smooth, uninterrupted surface similar to traditional zinc roofing, making these sheets ideal for
contemporary extensions, stylish conversions, and architectural new builds that demand visual impact.
A smooth, ribless sheet profile provides a clean, uninterrupted appearance, while concealed fixings deliver a
high-quality standing seam aesthetic. GreenCoat PLX Pro BT offers excellent weather resistance and can
achieve a reliable weather-tight seal at roof pitches as low as 6°, subject to system design and installation.
The panels are classified as A1 in accordance with BS EN 13501-1, providing the highest level of fire
performance for non-combustible materials. The eco-friendly GreenCoat® Pural BT coating is BES 6001
responsibly sourced certified and offers outstanding resistance to corrosion and UV exposure, delivering a
service life of up to 40 years in normal environmental conditions.

Ultimately, GreenCoat PLX Pro BT stands out as a refined architectural material that enables clean,
contemporary expression across both roof and façade. Its smooth, uninterrupted surface and precise detailing
will allow the applicant to achieve a cohesive and elegant envelope, while its subtle finish responds well to
changing light and context. The system supports a timeless aesthetic that balances modern minimalism with
practical versatility, making it a compelling choice for this project which seeks both visual clarity and enduring
design quality.
