Item 1a
We have examined the existing septic tank on the site which is located as indicated on the site
plan to the south western corner of the site. The tank is block built with a plastered internal
side walls. Proper baffle pieces are located at the inlet and outlet and the covers are precast
concrete covers. All parts of the tank are in sound condition.
The tank was recently emptied prior to inspection. It is assumed that a stone soakpit or similar
follows the septic tank. The tank would appear to be in sound structural condition and there
are no indicating factors that would suggest it is not working to a satisfactory standard.
Item 1b
In relation to the capacity of the existing septic tank, we reiterate that there is no additional
capacity being created to the dwelling in relation to the proposed extension and alterations.
The original property has four bedrooms and after the proposed works the property will still
have four bedrooms and thus the capacity on the system will be unchanged.
Considering this we have also measured the capacity of the existing septic tank. The existing
septic tank is approximately 2.51m long by 0.85m wide by 1.62m deep. This gives a cubic
capacity of 3.45m3 or 3450 litres. This is quite a large tank even by todays standards.
The required capacity would be 6 PE based on 150 l/p/d which equates to
6 x 150 = 900 litres plus 2000 litres storage = 2900 litres or 2.9m3 RECEIVED: 15/04/2026
We can conclude the septic tank has ample capacity for the existing and future hydraulic
loading being placed upon it from the dwelling.
Item 1c
We believe the septic tank to be satisfactory and therefore it would be unreasonable and
unwarranted to upgrade this existing septic tank to a new system in compliance with EPA
2021 Code of Practice for Onsite Wastewater treatment systems.
We hope this is satisfactory, but if you have any questions or queries, please do not hesitate to
contact me,
Yours Faithfully,
