HomeMy WebLinkAbout2660126 - Submission Brian FinneganObjection form Re: Housing Development Plan Planning application details ref: 2660126 Objections: 1. Existing Traffic Hazzard - the public road at the location of the proposed site. The access road itself is a major traffic hazzard with inadequate site distance and roadside development. 2. The provision of the site development access head with limited site distance at the above location creating additional traffic movements would seriously exacerbate the existing major traffic hazzard. 3. The failure to provide the necessary approval traffic management audit in relation to this proposed development. 4. The failure to provide the necessary environmental management audit report in particular to the protection of the existing established hedgerows and habitats. 5. The inadequate provision of the very necessary open space. 6. The unacceptable: (a) overseeing (b) loss of privacy (c) property devaluation of the boundary property site Nos: 25 to 22 Killyconnigan from the provision of the proposed 3 storey houses. 1. The possible interference and destruction of the existing boundary hedgerows which is not in the full ownership of the applicant. 2. The grossly excessive housing density proposal. 3. The misleading information provided on the site ownership. 4. The direct conflict with the directions of the Planning Authority that detached Bungalows only be provided on the Killyconnigan site. 5. The great need for the retention of open space in this area. Signed :&'14 j 'J L.4-\. Name: QG-- Address: +— Telephone: Emil add ess: Date: 21/04/2026 Planning Permission Terms & Conditions - Gortakeeghan / Killyconnigan, Monaghan The townlands of Gortakeeghan and Killyconnigan is deemed private residential only for detached bungalows or 1.5 storey bungalows. They are not deemed for semi-detached or 2 storey buildings. The owner must start building within 6 mths of the site purchase date. The owner must live in the premises for 7 years before selling the property. The sites in this area were made available to buy as starter homes or for people in council houses who wanted to build their own homes as this would free up the council houses. There were grants available to enable this. Question asked: Can I build a terrace house on land zoned residential for bungalows? Answer: Building terrace houses on land zoned exclusively for private bungalows is highly unlikely to be permitted without a formal approved change of use through the local authority planning permission process. Such a development is considered a material change or a significant departure from the local development plan which usually aims to protect the existing character of the area. Bungalow only restriction if the land is subject to specific planning conditions or a zoning designation that limits development to a single storey detached building a terrace or a row of houses violates that restriction.
