I wish to acknowledge receipt of your application for permission for development. The proposed
development will consist of the extension of the existing ground-floor retail unit through amalgamation
with the adjoining premises to provide an enlarged retail floor area, including internal alterations and
reconfiguration works. The development will further consist of the change of use and conversion of the
existing unoccupied first and second floors into 2 No. self-contained one-bedroom studio apartments,
together with all associated site development works. The proposed works pertain to Protected Structures
identified in Appendix 1(b) — the Record of Protected Structures for Monaghan Town — within the
Monaghan County Development Plan 2025–2031, specifically Reference Nos. 41001180 and 41001179. at
55/56 Dublin Street Monaghan Co. Monaghan, was received on 30/04/2026.
The drawings and specifications submitted with your application are being examined by the Council’s
technical staff and you will be notified of the Council’s decision in due course.
Please note that no work should be carried out in connection with the proposal until a written grant of
permission to do so has been received by you from this Council. The carrying out of work, without the
permission referred to, could render you liable for legal proceedings under the Planning Acts.
Please note that the validity of this application is subject to the Site Notice complying with the
Regulations. An inspection of the site will be carried out within a period of five weeks from the date of
receipt of your application. If in the event of the Site Notice not complying with the Regulations, this
application will be declared Invalid and returned to you.
