It should be noted Appendix 9 of our Clients response is a picture of the survey of a previous application
(06-1680).
A Flood Risk Assessment has been completed for the proposed site which assesses the effect the proposed
development will have on the stream that runs to the west of the site. The FRA allows for a Stage 1 Flood Risk
Identification (Screening Stage) and a further Stage 2 Initial Flood Risk Assessment (Scoping Stage). The detail
of the Flood Risk Assessment clearly demonstrates that the proposed development will:
● Not be at risk of flooding
● Will not result in flood water displacement off site or exacerbate flooding in the immediate vicinity or
wider area
● Will not obstruct or impede important flow paths
● Will not result in residual risks to the area
It should be noted that the proposed dwelling is located approx 6.25m above the 1 in 1000 year flood event
level. It is also demonstrated from the Flood Risk Assessment provided that the proposed development will
have a negligible effect on the flood levels to the area.
