ADDITIONAL INFORMATION
1.
Policy DGP 1 of the Monaghan County Development Plan 2025 - 2031 stipulates that garages are
sited to the side or rear of the house to minimise visual impact from the public road or surrounding
landscape. As currently proposed, the garage is sited at the front of the dwelling. The applicant is
therefore requested, to submit a revised siting of the garage which is sited to the side or rear of the
house to minimise visual impact from the public road or surrounding landscape.
In the interests of clarity and appropriate design, the applicant is requested to submit samples, or a
sample brochure, of the proposed natural stone finish, clearly specifying its colour, texture and
profile. Furthermore, Section 15.9.2 "Site Selection and Design Guidelines", and in particular Table
15.3 (Guidelines for Siting and Designing a Rural House in the Vernacular Style) of the Monaghan
County Development Plan, states that brick, cladded stone and pebble dash are not traditional
finishes and should therefore be avoided.
