With regards to the siting and integration of new dwellings in the countryside, Policy RCP 1 of Monaghan County Development Plan 2025-2031 advises that “The assessment of the impact of new dwellings in the rural area will be considered from critical views along public roads, laneways, public rights of way and other areas of the public domain”. Furthermore, Table 15.3 of MCDP 2025-2031 advises that “the building should not be located on a site where it would break any ridgeline or shoreline”. Accordingly, the Planning Authority has concerns regarding compliance with the Development Plan given the elevated setting. To allow for a fully informed assessment of the visual impact of the development as proposed, the applicant is requested to erect poles and/or flags on-site that replicate the apex heights of the proposed roof. Once erected, you or your assigned agent shall advise Planning Section in writing in order to allow for the inspection of same. 2. Policy RSDP 1 and Section 15.9.2 ‘Site Selection and Design Guidelines’ and Tabe 15.3 of Monaghan County Development Plan 2025-2031 advises that the external gable depth of single dwellings in the rural area should generally not exceed 9m or 6.5m for narrow plan form and chimneys should be centrally located on the ridge with vernacular proportions. In this regard, the Planning Authority is concerned that the external gable depth is proposed at c10.75m, the chimney is proposed on the front roof plane and there are a number of first floor windows, but no floor plan has been provided. Therefore, the applicant is requested to submit a revised details in accordance with Section 15.9.2 and Table 15.3 of Monaghan County Development Plan 2025-2031, and omit the first floor windows, or provide a floor plan of same.
