Monaghan Adjoining Road No. R-185-2 Site Notice: Yes No Date: 18/05/2026 Comments: The existing visibility splays to the Northeast of the access onto the R-185-2 is sub-standard as it does not meet the 120m requirement set out in the Monaghan County Development Plan 2025- 2031 Table 15.4 Minimum Visibility Standards. However, this development is the replacement of an existing dwelling with existing entrance constructed before the current standards came into place. Current Proposed Site Layout shows: Sight Distance to the Northeast of 47m I recommend that the applicant be requested to submit additional information as follows: 1. Where sight distances are not achievable within the site area and where the hedgerows/embankments/walls/piers/entrance gates do not belong to the applicant. Legal agreements with adjoining landowners giving their consent to allow removal of their embankment/walls/piers/entrance gates and or hedges to provide the required sight distance shall be submitted to the Planning Authority. a. A Legal agreement with the adjacent landowner to the Northeast, which allows your sightline to traverse their land and be maintained as necessary.
