Monaghan 15/06/2025 LANDSCAPE PROPOSAL SITE SURVEY The site is located in an existing long established laneway off a quiet county road in rural County Monaghan. The site is elevated however the existing south-western, north-western and south- eastern boundaries comprise mature hedgerows and trees which completely screen the proposed development from the public road. These should be retained as they will provide excellent enclosure to the site. The dwelling house and garage are proposed to be positioned at the rear of the site which is much lower than the front of the site and therefore provides excellent natural enclosure also. There are semi-mature trees planted along the rear (south-eastern) boundary of the site which provides an excellent backdrop for the proposed development. The existing vegetation combined with the dwelling house and garage proposed to the lower part of the site at the rear will ensure that the development cannot be viewed from the public road at any point. NEW SITE BOUNDARY HEDGEROWS New native species hedgerows will be planted along the north-western (lane side) and north- eastern boundaries of the proposed site. The extent of the works proposed are highlighted on the site layout plan (Drawing No. 03) enclosed. RECEIVED: 17/05/2026 The new hedgerows will provide additional enclosure to the site and an excellent backdrop for the proposed development. The proposed hedgerows to be planted will be Fagus sylvatica (Beech) which is an excellent deciduous hedge, holding its bronzed leaves over the winter. It is hardy and easy to grow hedge. It will establish quickly and give screening, shelter and privacy in approximately 5 years. NOTES (1) Shrubs will be 60-90cm at time of planting. (2) Hedge to be maintained at height of 175cm along the new boundaries of the site and 105cm along the new roadside boundary hedgerow (behind the sightlines). (3) Plants will be planted at 30cm centres. (4) 700 plants required approx. The hedgerow to be placed on a mound, double row planted at 30cm inter row and 30cm between rows. NEW TREE PLANTING Native species trees are also proposed to be planted specifically to the north-western side of the site which will further screen the development from the public view. The proposed tree planting will supplement the existing native species hedgerows and therefore provide additional screening for the proposed development. In addition, new trees will be randomly throughout the proposed site so as to provide further screening for the proposed development. The proposed works are detailed on the site layout plan (Drawing No. 03) provided. TIME IMPLEMENTATION SCALE It is hoped to plant the new boundary hedges during the 1st bare root planting season following commencement of site works.. Hedges and shrubs to be planted in weed and grass free soil and maintained for four years after planting to help with the full establishment. Shrubs can be planted at any time of year.
