26/24 - permission will consist of A. To demolish and existing single storied derelict dwelling house
and to construct a replacement single storied dwelling and a detached garage. B. To install a
proprietary waste -water treatment unit and percolation area and provide new bored private well.
C. To close up an agricultural entrance and make a new entrance onto a private farm lane way to
serve the proposed development. D. All ancillary site development works at Carrickartagh Corduff
Carrickmacross.
Dear Sir/Madam,
With reference to the above application, I am to inform you that the information submitted is not
adequate to enable a decision to be made.
In accordance with the provisions of Article 33 of the Planning and Development Regulations 2001
(as amended) you are hereby requested to submit further information as set out on the attached
page.
Article 33(3) states that "where a requirement under sub -article (1) or sub -article (2) (Clarification)
is not complied with within the period of 6 months from the date of the requirement for further
information, or such additional period, not exceeding 3 months, as may be agreed by the Planning
Authority, the planning application shall be declared to be withdrawn".
It should be noted that you will be required to give notice in an approved newspaper under article
35(1)(a) and erect a site notice in accordance with Article 35 (1)(b) of the Planning and Development
Regulations 2001 (as amended) if the further information received is considered to contain
significant additional data.

ADDITIONAL INFORMATION
1. The information submitted is insufficient with regards traffic safety and access standards.
Consequently, please submit the following:
a) A 1:500 plan of where the lane meets the road, which accords with Section 15.23 of the
County Development Plan 2025-2031, clearly illustrating visibility splays of 70m along the
associated Local Class 1 road measured to the nearside road edge in each direction, provided
from a point in the centre of the lane entrance 2.4m from the road edge at a height of
between 1.05m and 2m above ground level.
b) Legal agreements with adjoining landowners giving their consent to allow removal/trimming
of their hedgerows, etc, to provide the required 70m sight distances, where said sight
distances are not achievable within the site area and where hedgerows or other such
impediments beyond the site and holding do not belong to you.
The legal agreements shall be accompanied by an appropriate ordnance survey map that shall
also be signed and witnessed by a solicitor.
2. The elevated site/existing house is visible from the public domain. In accordance with Section
15.9.1 of the County Development Plan 2025-2031, proposals for a dwelling in the rural area shall
not be unduly prominent in the landscape.
It is considered that the existing mature trees associated with the derelict house are critical in
assisting the integration of the new house at this location. Sections 15.9.2 and 15.22.4 of the
County Development Plan 2025-2031 offer that existing natural features should be utilised for
screening/softening, and mature trees shall be retained and incorporated into the design.
Accordingly, please submit:
i. A commensurate Tree Survey/Arboricultural Assessment;
ii. A revised Site Layout Plan demonstrating the retention of existing mature trees and the
positioning of the proposed dwelling taking account of same;
iii. Details of tree protection measures during construction; and
iv. A revised landscaping plan incorporating the retained trees.
