ADDITIONAL INFORMATION
Section 15.10.4 'Domestic Garages, Sheds, Ancillary Outbuildings and Car Ports' of the Monaghan
County Development Plan 2025-2031 requires applicants to provide 'satisfactory justification' for
the erection of ancillary domestic structures such as garages, car ports, stores etc, which exceed 80
square metres in area. It is noted that the applicant seeks to retain an existing integral garage (54.87
square) metres and car port area (31.7 square metres) as part of the proposal, which in addition the
existing stores at basement level, significantly exceed the maximum floor area for ancillary domestic
structures/buildings, without providing justification. The applicant is therefore required to submit
additional information to demonstrate how the proposal satisfactorily complies with
aforementioned criterion (d) of Section 15.10.4 'Domestic Garages, Sheds, Ancillary Outbuildings
and Car Ports'.
In the interests of clarity, the applicant is requested to provide the following;
(i) Revised floor plans which clearly identify the specific location of the to -be -retained
integral 'garage' and 'playroom' areas, as referenced in the proposed development
description.
(ii) Clarification on whether or not the proposal includes a carport at basement floor level,
as indicated in the submitted 'basement floor plan' and provide revised drawings, as
required.
