The property is situated in a rural area about 6 kilometers from Castleblayney. It is in
a rural area about 1 Kilometer beyond Tuskers Steel Plant.
The property forms part of a smallholding of approx 2 ha that has been in the family
for generations and the current owners grew up on the land and in the adjacent
farmhouse.
The site
The land is generally mildly undulating between rocky outcrop and boggy ground with
limited agricultural use. There are established hedges with mature trees set about the
site, but the most particular feature is a stand of mature trees set in a low stone wall
approximately parallel to the road and about 20M back from the road edge. As can
be seen below and from the plans, the decision was taken that the best location for
the new dwelling is immediately behind this tree stand so that the new building will be
generally screened from the road, and invisible to the neighbouring properties.

Conclusion
This development will retain the rural character of the area whilst creating a
substantial residence for which there is great need locally.
