Drawing Number J2026 – FI05 – Existing & Proposed Summer Shadow Projections Item 1: Section 15.10.1 of the County Development Plan 2025-2031 concerns alterations and extensions to dwellings. Proposals to alter or extend a dwelling will be considered on their individual merits, with the main considerations being that of design and the degree of impact on existing and adjoining properties. The applicant is requested to reconsider the proposed increase in overall height and massing, and to submit revised drawings that provide a more appropriate design response that is in keeping with the established scale of dwellings along Rockdaniel Road. It is considered that a reduced-height proposal, such as a dormer-style first-floor extension, would be more likely to integrate satisfactorily with the surrounding residential context. (Hons.) MCIOB | Wayne Geary B.Sc. (Hons.) MSCSI MRICS Finegan Jackson Building Surveyors Limited Additionally, the applicant is requested to demonstrate that the revised design will not give rise to negative residential amenity impacts on adjoining properties. This may be addressed through updated elevations and sections illustrating window positions, overlooking distances, and the reduced scale arising from any dormer-type design. Please find attached drawing package, illustrating the following: Revised Proposed Floor Plans, Elevations & Section • A redesign of the dwelling from a 2-storey including habitable accommodation within the attic space, to a storey + ½ extension. This has resulted in a reduced ridge height from 8.98 meters to 7.36 meters. • The client has proposed a single storey, flat roof, rear kitchen extension of 16m2. Existing & Proposed Contiguous Elevations • The proposed contiguous front elevation drawings outline how the dwelling appears coinciding with the neighbouring dwellings. The revised design keeps in scale with the existing dwellings on the Rockdaniel road and integrates positively within the residential background. Existing & Proposed Winter & Summer Shadow Projections • The existing and proposed shadow projection drawings show how the existing dwelling and proposed extension does not impact 38 Rockdaniel road. The projects show that the storey + ½ do not increase the level of shadowing to 38 Rockdaniel road in comparison to the existing dwelling during both the Winter and Summer months. We believe that the proposed plans are a more appropriate design and will be in keeping with h established scale of dwellings on the Rockdaniel Road, and the proposal complies with the requirements of Monaghan County Council Development Plan 2025 – 2031.
