FI 26/60105 -
Retention permission for change of finished floor levels, change of ground levels and change
of boundary fencing from that previously approved granted planning permission under
planning reference (24/60094) at Annahale Castleblayney Co Monaghan.
Dear Sirs,
Please see responses below in relation to the Further Information request for the above-
named retention planning application.
FI1 - Please find attached sections showing existing ground, floor and ridge levels.
FI2 - While carrying out the initial ground works an error was made in relation to the
finished floor levels for both houses which only came to light when the base for each house
had been completed. Upon realising this error the contractor made every effort to reduce
the finished floor level of both properties. The concrete slabs were removed and the rising
walls were reduced as low as possible. This still left the finished floor levels higher than that
granted planning permission and so the contractor decided to go for retention on the
changed levels.
Although the two dwelling are at a higher level than that granted planning there is some
mitigating factors:
There are no windows to the 1st floor level gable wall on house 1, which is the house closest
to neighbouring dwellings (dwelling A, B and C on attached site layout) this avoids an issue
of overlooking.
There is still a uniformed rise in levels between site 1, site 2 and site 3.
The 2 meter high boundary fence and wall mitigates against any over looking at ground floor
level.
As shown on the longitude section the increased levels do not give rise to undue visual
prominence or impact and as shown on the sections and site layout an acceptable
relationship with adjoining properties is maintained.
FI3 – The lawn to the rear of site 2 is to be re-laid with suitable permeable topsoil, this is to
avoid the run off of surface water to the properties at the rear of the site.
