We also make the following comments in respect of the points raised in the AI request:

The proposed net increase in gross retail floorspace is 128 sq.m, from 237 sq.m to 365 sq.m. The storage /
ancillary area will increase by 89 sq.m, from 145 sq.m to 234 sq.m.
It is submitted that the increase is modest in scale and is required to improve the operational layout and
functionality of the premises. The additional floorspace will provide improved display space, customer RECEIVED: 29/05/2026

circulation, storage and back-of-house accommodation. The proposal does not constitute a new retail
centre, supermarket, convenience shop or general comparison retail destination.
The proposed use will remain limited to the display and sale of [insert product type], which is specialist in
nature and not comparable with the typical convenience or comparison retail offer of Carrickmacross town
centre. The additional storage / ancillary floorspace is also important, as it demonstrates that the proposal is
not solely sales-floor driven but is required to support the practical operation of the business.
Having regard to the limited scale of the increase, the nature of the proposed product range, and the
operational requirement for additional display and storage space, it is considered that the development will
not adversely affect the vitality or viability of Carrickmacross town centre.
The applicant is willing to accept an appropriately worded planning condition restricting the retail use of the
premises to the stated product type, should the Planning Authority consider this necessary to include the
following and other similar items:
• All building materials & supplies
• building tools, equipment & workwear
• gardening products & equipment
Accordingly, it is submitted that the proposed development is acceptable having regard to Policy RDP 1 and
Section 15.7 of the Monaghan County Development Plan 2025–2031, and would be consistent with the
proper planning and sustainable development of the area.
We trust the above is to your satisfaction yet should you require any additional information or wish to discuss
the above please do not hesitate to contact the undersigned.
Yours sincerely,
