We wish to set out the following in relation to the engineering elements of this planning application which addresses the relevant information requested in item 4. of the FI request. The Drainage & Site Services Proposals document is enclosed indicating the various proposals for both the drainage arrangement for the existing development and the proposed surface water drainage and SuDS arrangements for the proposed development which is the subject of this application. This letter and accompanying drawing should be read in conjunction with information provided by McGuigan Architects which addresses the remaining items of the FI request. Item 4. (a) We have competed and attached a Water Protection Checklist as part of this submission. This should be read in conjunction with the attached drawings – in particular drawing reference 25130-500 Rev P1 Site Drainage Layout. Items 4. (b) The accompanying drawing reference 26130-500 Rev P1 Site Drainage Layout indicates proposals for the storm water drainage system which takes account of the Department of Housing, Local Government and Heritage guidance document on Nature-based Solutions to the Management of Rainwater and Surface Water Runoff in Urban Areas. This is achieved by incorporating a grassed filter strips and a grassed swale as the primary conveyance and storage features of the surface water drainage layout. The meet the requirements for nature-based solutions and also conform with best practice in relation to SuDS, as set out in the CIRIA SuDS Manual. The proposed surface water drainage has been designed to mitigate against the risk of polluting matters discharging from the proposed development. Based on its proposed specification with a permeable stone finished yard, run off will be minimal. However, any residual run-off will be from the stone yard area will be conveyed to the short section of piped drainage system via a grassed swale following over land flow across a filter strip. These features will provide for the removal of suspended solids and pollutants. An oil interceptor will be installed downstream of the hydrobrake to protect the receiving stream from hydrocarbons. In the event that the yard finish is replaced by a concrete or similar sealed surface at a future date, the proposed nature-based solutions in the drainage system will operate to remove pollutants and suspended solids. The proposed hydrobrake will restrict the discharge to greenfield run-off rates, and the oil interceptor will ensure the removal of any residual hydrocarbons. Item 4. (c) Drawing 26130-500 Rev P1 indicates the location of the proposed Class 1 oil interceptor on the discharge pipe from the proposed yard. The interceptor has been sized to deal with the volume of run-off from the yard in the event that it is resurfaced with concrete at a future date. RECEIVED: 29/05/2026 Item 4. (d) The Drainage & Site Services Proposals document includes details of the maintenance requirements for the drainage system, including the responsible persons. It should be noted that the form and features of the system (notably the grassed filter strip for sediment removal and open swale for conveyance and attenuation storage) mitigate and minimise the extent of active maintenance that is required. Item 4. (e) Drawing 26130-500 Rev P1 has been provided and indicates the existing and proposed storm drainage system outlined in blue, the directional flow of all surface water pipelines and conveyance features, discharge points and outfalls, proposed nature-based solutions for surface water, and all foul water drainage systems indicated in red. We trust you find the above in order, however, if you have any queries, please do not hesitate to contact us.
