1. Policy LDRP 1 / Section 15.8.8 of the County Development Plan 2025-2031 set out that residential
development on lands zoned as 'proposed Residential B' shall be low density. The proposed
development is considered of excessive density and contrary to the established character and

the Monaghan County Development Plan 2025-2031, and contrary to the proper planning and
sustainable development of the area.
2. Policy RAP 1 / Section 15.22.2 of the Monaghan County Development Plan 2025-2031 set out that

development, by virtue of building line and proximity to neighbouring development, is considered
of poor layout/design and resulting in an overbearing impact and one which would be injurious to
neighbouring established residential amenity. The proposed development would therefore be

planning and sustainable development of the area.
