Proposed Development: •The proposed construction of a single storey building
with 2No. light industrial units and associated 2-storey
ancillary office and amenities •The erection of a 2.4m
high boundary wall / fence to the perimeter of site.
•Access to the site will be via the existing business park
service road and entrance onto R927 carriageway as
previously granted permission (ref: 17/585 and 22/144).
•Foul drainage connection to existing pumping station
and storm drainage connection to mains sewer as
previously granted permission (ref:17/584, 17/585 and
22/144). •Together with associated landscaping,
retaining walls and all ancillary site works.

Engineer’s Report
See below observations:
We would like to point out that the Stage 1/2 Road Safety Audit Team does not appear to be
independent of the Design Team.
The submitted documentation does not clearly state the types of vehicles expected to use the
development and if sufficient space is available for manoeuvres.
Applicant must submit the following further information:
1. A. A Traffic & Transport Assessment (TTA) (including the Scoping Study) is carried out to
determine how/if the traffic generated by this development affects or exceeds the capacity of
the existing road network from the Business Park to the National Road taking regard of existing
and anticipated traffic volumes of other approved developments within the Business Park.
B. The TTA shall classify the types of vehicles expected, and the layout drawings shall
demonstrate that sufficient parking and manoeuvring space is provided.
