ADDITIONAL INFORMATION
Note: You and/or your assigned agent may wish to liaise with Planning Section prior to the
preparation and submission of this Further Information.
The submission should take a coherent account of issues that overlap/interlink.
1. Section 15.9.3 of the County Development Plan 2025-2031 requires that restoration works to
vernacular buildings be architecturally sensitive and reflective of the existing structure; and
Section 15.10.1 requires the design of extensions to be in keeping with the existing dwelling.
In its current form, the proposed development results in the existing structure becoming
visually and functionally subsumed; does not provide a clear distinction between the original
building and the proposed extension(s); and introduces alterations to the form and
proportions of the existing dwelling that are not reflective of its vernacular character.
Accordingly, please submit revised drawings that demonstrate a more sensitive architectural
response to the existing vernacular house and significantly reduce the dominance of the
proposed extension(s).
2. Policy LCP 1 of the County Development Plan 2025-2031 requires all planning applications to
include a comprehensive landscaping plan commensurate to the scale of development on -site.
Accordingly, please submit a suitably commensurate, itemised and costed landscaping plan for
your site, prepared by a suitably qualified landscaper.
The bespoke landscaping plan shall:
(i) demonstrate how the proposed development will visually integrate into the rural
landscape and maintain the rural character of the area;
(ii) clearly partition the application site from adjoining lands, specifically the permitted
site to the east (planning file number 24/60271);
(iii) provide detailed proposals for boundary treatments, planting and screening using
native species; and
(iv) retain and supplement existing trees and hedgerows.
