To Whom It May Concern:
Please find herewith the relevant drawings and documents in support of an application for our clients existing business premises as well as
responses to requested Further Information dated 09/09/2025 - detailed below.
1. In the interest of visual amenity and appropriate design, please submit amended house plans providing for the chimney centrally
located on the ridge in line with Policy RSDP1 and Table 15.3 of the County Development Plan 2025 -2031.
We Have attached amended plans showing the chimney taken out altogether.
2. It is noted that the access to the proposed development is dependent on a right of way located outside the red line site area. It is
also noted that it is proposed to realign the access point of this right of way onto the public road. The applicant is required to
demonstrate they have sufficient legal interest to use this right of way for the purposes of accessing a dwelling house. The
applicant is also required to provide from the landowner upon whose lands the works are proposed and from all of those using
the right of way, written consent agreeing to the proposed realignment of the access point.
Please find attached letter from solicitor explaining ROW usage on the laneway.
3. Having regard to the submitted plans and planning history of the adjoining sites, the Planning Authority has concerns with both
the accuracy of submitted access drawings, and the ability of the applicant to achieve of the visibility splays on the ground .
Submit revised plans indicating how it is proposed to provide the required visibility splays of 70 metres in both directions from a
point in the centre of the proposed access 2.4 metres from the edge of the public road. The applicant is requested to clarify the
accuracy of submitted plans based on an up-to-date topographical survey of the entrance and areas required to provide the
visibility splays, existing boundaries of adjoining properties, and the road edge. Where the provision of the required visibility
splays involves works on third party lands, the applicant is further required to submit a legal agreement between the applicant
and the relevant landowner(s) which is witnessed by a solicitor, consenting to the provision and maintenance of the required

Please find amended drawings showing the laneway meeting the road. We have taken away the new proposed laneway
for the other granted site on the lane way as it was confusing. We have shown the neighbouring wire fence behind the
sightlines where it is on site as discussed with Darragh. This was already demonstrated on application
23/60079 & 23/60282.
4. Section 15.22.8 of the Monaghan County Development Plan 2025-2031 states that development should be restricted and/or
limited in areas which are at risk of flooding, unless it can be demonstrated that the proposed development has addressed the
flooding concerns which exist. The Office of Public Works (OPW) Preliminary Flood Risk Assessment (PFRA) maps indicate that
part of the application site is vulnerable to pluvial flooding events.
We have moved the position of the proposed dwelling house back on the site thus moving it away from the flood area,
as discussed with Darragh.
Trusting all of the documentation is in order, however, should you require any further details please do not hesitate to cont act the undersigned.
Yours sincerely,
