Applicant ESB Innovation ROI Limited
permission for amendment to previously approved MCC ref.
25/60361. The development will consist of the installation of
a substation measuring c. 41sqm. (c. 2.9m height, c. 5.4m
width, c. 7.6m length); and ancillary site development works
No objections to the Planning Application subject to the following conditions:
1. The proposed development shall obtain a fire safety certificate in accordance with S.I. No.
305/1991 – Building Control Regulations, 1991, prior to construction (Individual applications
required for individual buildings).
2. The proposed works shall be designed and constructed in accordance with the requirements
of Part B Fire Safety 2024, of the Second Schedule of the Building Regulations, 1997-2024.
a. Where the building constitutes ‘High risk’ as defined in Appendix D of Technical
Guidance Document Part B Fire Safety 2024, please submit your application as
Purpose Group 6 (b) and ensure adequate provisions are in place to comply with the
requirements specified.
3. Fire Hydrants shall be located in accordance with Section 5.3 of Technical Guidance
Document Part B Fire Safety 2024.
4. Fire Hydrants shall be in accordance with BS 750:2012 and shall deliver a minimum rate of
flow as per Monaghan Fire & Civil Protection ‘Guidance document for fire-fighting water
supplies’.
5. Fire Brigade Vehicle access shall be provided in accordance with Clause 5.4 of Technical
Guidance Document Part B Fire Safety 2024 including turning facilities where dead-ends
exceed 20.0m.
6. The proposed works shall be designed and constructed in accordance with Part M Access &
Use, of the Second Schedule of the Building Regulations, 1997-2022.
