Development Description:
Permission to; a) construct a two storey extension to existing dwelling house; b) alter & extend
existing attached structure (formerly used as a dwelling house), for proposed use as
independent living accommodation; & c) construct pitched roof over existing projection to rear,
together with other alterations to existing structure. Proposal to also include new proprietary
waste-water treatment system & other associated ancillary site works,
Re point 1:
See attached revised floor plans & revised elevations, as discussed with planning
authority prior to submission.
Note that the following changes have been made:
Independent living accommodation extension floor area has been reduced
so that the overall floor area is less than 70sq.m., at 69.96sq.m.
Overall length of independent living accommodation extension has been
reduced by 1.255m.
Access door has been removed from south elevation & placed on west
elevation.
Width of wide windows on both floors of south elevation have been
reduced by 1.1m, from 2.1m down to 1m, matching other window widths
on same elevation.

Note that the larger extension is not visible at all from the public road.

Note that the proposed extension needs to accommodate two families, the applicants
parents (in the independent living accommodation extension) & the applicants, with their
two children & sister (5 people, in the original dwelling plus its extension). The overall
proposal is proportional to the accommodation of 7 people in total.
Note that the proposed extensions are located on the gable ends of the house, forming a
compact ‘U’ shape, & not elongating the house overall.
Re point 2:
The independent living accommodation is required for the applicants parents. (Katies parents)
See attached photo ID, of applicant Katie McGlew & her father Sean McGlew, showing names &
address of both parties.
The applicants wish to add the proposed extensions as they are a family of four moving to
Katie’s home house, where she was reared, with the intent to take over the family farm once
her father retires (on a gradual basis). The dwelling & attached independent accommodation
facilitates farm succession & future care of existing occupants, without the existing occupants
having to ‘leave home’.
The dwelling is situated on a 100 acre dairy and sheep farm. Katie has worked on the farm her
whole life, with Sean helping for the last 15 years.
