ADDITIONAL INFORMATION
Note: A pre-application consultation did not take place; you may wish to liaise with Planning Section
prior to the preparation and submission of this Further Information.
1. Having regard to Policy RSDP 1 and the design guidance set out in Section 15.9.2 and Table 15.3 of
the County Development Plan 2025-2031, the Planning Authority considers that, whilst the
proposed change of design is acceptable in principle, the current proposal would benefit from
further refinement to ensure a more coherent and legible design response appropriate to the rural
setting.
In particular, the dwelling as designed is relatively deep in plan, with shallow roof pitches and
varied openings, which results in a somewhat heavy and overly complicated appearance.
Accordingly, please submit revised drawings and a brief design statement demonstrating a more
considered and simplified approach, including:
i. A reduction or rationalisation of overall plan depth;
ii. Improved roof proportions, involving more appropriate pitches;
iii. A more consistent and considered approach to fenestration/the openings; and
iv. How the revised design aligns with the principles of Policy RSDP 1 and Table 15.3.
2. The development description refers to the previously permitted development under Monaghan
County Council file number 24/60212. The Planning Authority notes that this permission was
subsequently appealed, with An Bord Pleanála granting permission under their case number ABP-
320693-24, which is the operative permission on the site.
Accordingly, in the interests of clarity, please (re)advertise the development, as significant further
information under Article 35 of the Planning and Development Regulations 2001 (as amended), to
amend the development description to reference the correct An Bord Pleanála decision – and
submit copies of the site and press notices.
