In response to the above Point 2. Please refer to accompanying document “25-229_3.2FI_0.52 - Planning Statement “ 3.Planning Authority considers that insufficient information has been submitted with the application to properly assess the effect of the proposed development on the existing road infrastructure in the vicinity of the application site. In this regard, the applicant is requested to submit the following; a) A Traffic & Transport Assessment (TTA) carried out in accordance with Appendix 9 of the Monaghan County Development Plan 2025-2031. b) Details of the vehicles which is expected to use the new entrance onto the Local Tertiary Road, and those which are expected to use the existing Regional Road access. c) If it is intending that large goods vehicles will use the new Local Road entrance, a swept path analysis for all vehicles shall be submitted for the new entrance. In response to the above Point 4. The aforementioned 15.24 ‘Car Parking Standards’ of the Monaghan County Development Plan 2025-2031 states that “All developments shall be required to provide within the site suitable provision for servicing, parking and manoeuvring of vehicles associated with the proposal. The minimum car parking requirement shall be calculated in accordance with the standards as laid out in Table 15.6 Car Parking Standards” The GFA of the building subject to the current application has an overall area of 1,216.45M² and taken in conjunction with the previously granted storage shed with an area of 294M² yields a grand total of 1,510.45 M² for the site. It is felt that the “Storage/Distribution/Warehouse/Cash and Carry” is the most appropriate Use Classification laid out in Table 15.6 for the development and this requires one car parking space for each 200M² GFA. Therefore: 1,510.45M² ÷ 200M² = 7.55 Car Parking Spaces required → Say 8 Spaces. The current submission has 12 Car Parking spaces and easily satisfies the requirements of 15.24 ‘Car Parking Standards’ of the Monaghan County Development Plan 2025-2031. Please refer to drawing No. 25-229_3.2FI_0-03-A - Prp. Site Layout, which has been revised to clarify the number of car parking spaces available.RECEIVED: 26/06/2026 5.The Planning Authority note a Noise Impact Assessment carried out in October 2011 and a Noise Survey Report carried out in June 2017 have been submitted as part of this application. Outlines proposals to ensure that a noise nuisance does not arise at any of the adjoining residences as a result of the proposed development. Said proposals shall address all potential noise sources including external plant equipment, in/out vehicular movements and operations associated with loading/unloading of the aforementioned vehicles. In response to the above Point 5. Please refer to accompanying document “25-229_3.0FI_0.70 -Noise Impact Assessment” as prepared by Traynor Environmental Ltd. 6.The proposed development is considered insufficient in terms of the environmental information provided. In this regard, the applicant is requested to submit the following: a) Submit a completed Water Protection Plan checklist. b) Submit a revised site drainage plan (1:500) demonstrating the following: i.
