Planner: Darragh McAdam
Permission: permission for amendment to previously approved MCC ref. 25/60361. The
development will consist of the installation of a substation measuring c. 41sqm. (c.
2.9m height, c. 5.4m width, c. 7.6m length); and ancillary site development works.
Date: 09/06/2026
________________________________________________________________________________
Background
The proposed development is located on a poorly productive bedrock aquifer in an area of Extreme
groundwater vulnerability making the aquifer extremely susceptible to pollution. The development
site is located within the Fane SC_20 subcatchment which has been assigned Moderate ecological
status under the Water Framework Directive. Discharges from Urban Waste Water is a significant
pressure on this waterbody.
Planning had previously been granted for a substation at the site, however due to unforeseen issues
the applicant has reapplied to amend the previously approved substation (Planning Ref. 25/60361)
which is to be relocated to the northeast of the site, down onto the car park level.
A water protection checklist has not been included with the application.
Site Layout plan received with the application
