permission for the construction of single storey extensions to
the front and rear, elevational amendments, detached garage
with loft storage.
No objections to the Planning Application subject to the following conditions:
1. The proposed development shall obtain a fire safety certificate in accordance with S.I. No.
305/1991 – Building Control Regulations, 1991, prior to construction.
2. The design and construction shall comply with current Building Regulations and specifically
Technical Guidance Document Vol 2 Part B 2017 of the Building Regulations with particular
attention to the means of escape.
3. Fire Brigade Vehicle access to the proposed development shall be provided in accordance with
Clause 5.4 including Table 5.3 of Technical Guidance Document Part B 2017 Fire Safety - Volume
2 Dwelling Houses including provision of turning facilities for appliances in dead-end access
routes more than 20.0m long.
4. The proposed works shall be designed and constructed in accordance with Technical Guidance
Document Part M 2010 (Access & Use) of the Second Schedule of the Building Regulations,
1997-2022.
