A Chara,
In relation to the above -mentioned application and your request for further FO ,
information dated 27.03.2026, please find enclosed the following response. -- --- .
Fl Request No. 1
Planning permission for the existing building was granted on under planning reference
9720015 in 1998. During the economic decline in or around 2010, the premises was closed
and despite many attempts to lease / repurpose the building, it has remained vacant for
many years. There is no demand for economic activity in Clones at present and following
discussions with Kevin Mc Nally in the local area office, it was agreed that the applicant
would make an application to develop this building as an accommodation unit for his
Daughter who is the planned occupant for the building on completion of the renovation
works.
This development and repurpose would serve to bring a currently unoccupied space into the
housing stock locally and rejuvenate an area in much need of support. We also refer to
recent conversations between internal staff and local councillor Sinead Flynn in support of
this application.
Fl Request No. 2
Clones town has benefited from significant urban rejuvenation over the past years.
However, it should also be acknowledged that a the majority of this development is town
centre where previously derelict buildings were demolished and replaced with a more
intense development type where the first floor apartment type dwellings / units have no
private open space and instead rely on other town amenities such as the Barry Mc Guigan
park, the Peace Link, the Marina development or the Clones Playground which is circa
100.0m SW of this proposed development. Notwithstanding the above, there is an area of
26.0m2 available to the rear and side of the proposed development which can be used for
clothes drying and bin storage. Please see area hatched green on the revised site layout
plan.
Fl Request No. 3
After consultation of the title deed, the red line boundary of the site does not extend
sufficiently to facilitate a vehicle within the confines of the site boundary. However, a vehicle
can be facilitated in the public space between the building line and the entrance to the
housing development at the rear. This space has been used for many years and the photo
below demonstrates the practice. Furthermore, there was no requirement for planning
permission required under the previous permission which was for commercial activity.
The accepted practice in the area is for residents to park on the public road alongside the
footpath or in certain instances on the public footpath. The applicants family home is on the
opposite side of the street and a space is available there which could facilitate parking if this
proposal is not acceptable.

Fl Request No. 4
It is widely accepted (But not a regulation) that bedroom windows should be at least a
minimum of 10% of the area of the bedroom being served whilst also complying with the
requirements . In this case, the bedroom is 2.915m x 3.8m = 11.07 m2. 10% of this area is
1.1m2 and the area of the window serving this bedroom is 1.8m2. It also complies with the
requirements of TGD B 1.3.7.1 (a & b). We would respectfully claim that the size and
fenestration of the window proposed is adequate for the bedroom size proposed.
