Monaghan ADDITIONAL INFORMATION Note: You and/or your agent may wish to liaise with Planning Section prior to the preparation and submission of this Further Information. Planners can be contacted between 09:15 and 11:30 on Tuesdays and Thursdays. 1. The information submitted with this application is not sufficient to allow a determination on the possible impacts of the proposed development on surrounding surface and ground waters. Accordingly, please submit details demonstrating compliance with specified limits for nitrogen loading as required by the European Union (Good Agricultural Practice for Protection of Waters) Regulations 2022 (as amended). Clarification is needed on the current stocking rate for the holding. 2. Having regard to Section 15.23 of the County Development Plan 2025-2031, the Planning Authority notes that intensification of use of an existing access is considered to occur where a proposed development would increase the traffic flow using an access by 5% or more. As per the information submitted, it has not been satisfactorily demonstrated that the proposed development would not materially intensify the use of the existing site/road entrance. Accordingly, in the interest of clarity and to allow for a fully informed decision, please submit a suitable assessment of the existing access that compares/contrasts usage pre and post development. The assessment must reasonably confirm a less than 5% traffic flow increase. 3. As per the info submitted, the house to the south within 100m, whilst family owned, is not owned by you. Accordingly, as per Section 15.13.1(g) of the County Development Plan 2025-2031, please submit written consent from the owner of this property stating that they have no objection to the proposal. The consent must be witnessed (i.e. also signed) by a solicitor or a peace commissioner.
