Response No.1 — Architectural design In response to the Planning Authority's comments regarding Sections 15.9.3 and 15.10.1 of the Monaghan County Development Plan 2025-2031, the proposed design has been reviewed and amended. Revised structural drawings are enclosed which demonstrate a more sensitive response to the existing vernacular dwelling. The revisions have been prepared with the objective of ensuring that: • The original vernacular house remains the principal and visually dominant element of the development. • The proposed extension has been reduced in its visual prominence and redesigned to read as an addition to the existing dwelling. • A clear architectural distinction is maintained between the original structure and the new extension. • The form and proportions of the existing dwelling are respected and retained, preserving its vernacular character. • The revised proposal reflects the traditional rural character of the existing building while providing contemporary accommodation that remains sympathetic to the original structure. It is considered that the revised proposal now fully addresses the concerns raised by the Planning Authority and complies with the objectives of the County Development Plan relating to the restoration and extension of vernacular buildings. F.I. Response No.2 — Landscaping plan In response to Policy LCP 1 of the Monaghan County Development Plan 2025-2031, a comprehensive landscape plan prepared by Callans Garden Centre is enclosed. The submitted landscape plan addresses each of the requested matters as follows: (i) Visual integration The proposal incorporates native planting designed to integrate the dwelling into the surrounding rural landscape. Existing hedgerows and mature trees are retained where possible, while additional native trees and hedgerows reinforce the traditional landscape character and reduce the visual impact of the development. (ii) Separation from adjoining lands A continuous native mixed hedgerow is proposed along the eastern site boundary to provide a clear and permanent separation between the application site and the adjoining permitted site (Planning Ref. 24/60271), while maintaining the established rural field pattern. (iii) Boundary treatments, planting and screening Detailed boundary treatments are provided comprising native mixed hedgerows, supplementary native tree planting and post -and -wire fencing where necessary. All planting species are indigenous and appropriate to the local landscape character. (iv) Retention and supplementation of existing trees and hedgerows Existing healthy hedgerows and mature trees are retained wherever practicable. Additional native hedgerow planting and specimen trees are proposed to strengthen existing boundaries, improve biodiversity and provide long-term landscape screening. The enclosed landscape plan includes a costed and itemised planting schedule. The planting has been selected to ensure the development integrates sympathetically with the surrounding countryside while complying with Policy LCP 1 of the Monaghan County Development Plan 2025-2031. The response to the Further Information request has resulted in a significant amendment to the original proposal. A revised press notice has been published and a revised site notice erected at the site in accordance with Section 35 of the Planning & Development Regulations 2001. These revised notices indicate the following amendment to the current application : This further information includes revised structural drawings, alterations to the site boundaries and a new landscaping plan. Conclusion We respectfully submit that the enclosed revised drawings and supporting documentation fully address each of the matters raised within the Further Information request. The revised proposal represents a sensitive restoration and extension of the existing vernacular dwelling while ensuring compliance with the relevant objectives and policies of the Monaghan County Development Plan 2025-2031. We trust the enclosed information is sufficient to enable the Planning Authority to complete its assessment of the application. Should any further clarification be required, we would be pleased to provide same. Yours Faithfully, Noel Mc Gahon (Planning Agent)
