The above standards ensure that the proposed development can be serviced safely, sustainably, and in full compliance with national and local regulatory requirements. 2.0 Storm Water 2.1 Introduction The proposed surface water design has incorporated Sustainable Urban Drainage Systems to adequately manage rainfall runoff from the site. The proposed surface water design for the site will be in compliance with the SuDS Manual Ciria Report 753 and the SuDS design elements in the development were selected from The Four Pillars of SuDS. Figure 1 – The Four Pillars of SuDS (Ref – CIRIA Report C75 2.2 Existing Surface Water Network A site visit and survey were carried out prior to the commencement of the surface water design. It was established that there is no existing surface water sewer network within the site. The is an existing watercourse which runs approx. 90m from the entrance to the site. RECEIVED: 09/07/2026 5 2.3 SuDS Treatment Train Selection for Development In accordance with SuDS Manual Ciria Report 753, the following SuDS elements were chosen: Swales – It is proposed to construct 3No. swales for the development. These will be placed along part of the main access road. All run-off from the roadway running parallel to the swales will discharge to it. All run-off will then filtrate into the existing subsoil. An open grate manhole with the lid constructed 300mm higher than the swale base will allow for discharge to the storm sewer should the inflow exceed the infiltration rate. The swales are a shallow, vegetated drainage channel designed to convey, store, and treat surface water runoff as part of a Sustainable Drainage Systems (SuDS) strategy. Unlike conventional piped drainage, the swales will slow the flow of runoff by allowing water to spread across a wider, gently sloping channel lined with grass or other vegetation. This reduction in flow velocity helps to reduce peak runoff rates and provides temporary storage during rainfall events, which can reduce downstream flooding risk. As water travels through the swale, sediment and pollutants are filtered and trapped by the vegetation and underlying soil, improving water quality before it enters the wider drainage network or, in this instance, infiltrates into the ground. Swales are an effective SuDS measure as they mimic natural drainage processes, provide attenuation and treatment at surface level, and can also deliver additional benefits such as biodiversity enhancement, visual amenity, and easier inspection and maintenance compared to underground drainage systems. Swales maintenance – The proposed swale shall be maintained under a planned inspection and maintenance regime to ensure its continued effectiveness in conveying, attenuating, and treating surface water runoff. During the initial establishment period, maintenance shall include regular watering of vegetation during dry weather, weed control, reseeding of bare patches where necessary, and monitoring to ensure healthy vegetation establishment. Routine long-term maintenance shall include regular grass cutting to maintain appropriate vegetation height and preserve hydraulic capacity, removal of litter, debris, and accumulated sediment, and periodic inspection of inlet and outlet structures to ensure they remain free-flowing and unobstructed. The swale shall also be inspected for signs of erosion, scour, standing water or compaction. Any excessive sediment build-up shall be removed to maintain storage and conveyance capacity. This maintenance regime will ensure the swale continues to provide effective surface water attenuation, water quality improvement, and biodiversity benefits over its operational life, in accordance with CIRIA SuDS best practice guidance and local authority taking-in-charge requirements. RECEIVED: 09/07/2026 6 Grasscrete It is proposed to install Grasscrete paving in designated areas of the development as part of the surface water management strategy. Grasscrete is a permeable paving system consisting of reinforced concrete with topsoil and grass, allowing surface water to infiltrate directly into the underlying ground. This system will be used for the 2 no public parking areas where there is light vehicular loading and overflow parking. Grasscrete functions as a Sustainable Drainage Systems (SuDS) measure by reducing the volume and rate of surface water runoff entering the conventional drainage network. Unlike impermeable hardstanding, it allows rainfall to percolate through the surface and into the subsoil below, replicating natural drainage processes and promoting groundwater recharge. The grassed surface also assists in filtering sediments and pollutants from runoff, improving water quality before infiltration. In addition to its drainage benefits, Grasscrete provides a visually softer alternative to traditional paving, reduces the urban heat island effect, and can enhance the overall appearance and biodiversity value of the site. Grasscrete Maintenance The proposed Grasscrete areas shall be maintained under a planned inspection and maintenance regime to ensure their continued structural and hydraulic performance. During the initial establishment period, maintenance shall include regular watering during dry weather, weed control, and reseeding of any bare or damaged areas to establish healthy grass coverage. Routine long-term maintenance shall include regular grass cutting, removal of debris and sediment build-up from the surface voids to maintain infiltration capacity, and periodic inspection for signs of rutting, settlement, or blockage. Any compacted or damaged areas shall be repaired promptly to preserve both the structural integrity and permeability of the system. This maintenance regime will ensure that the Grasscrete continues to provide effective surface water infiltration, runoff reduction, and visual amenity benefits throughout its operational life, in accordance with SuDS best practice guidance and local authority taking-in-charge requirements. Attenuation and Flow Control – It is proposed to construct two attenuation storage tanks within the development. The first tank (Attenuation Tank 1) will be constructed in the large green area inin the center of the site. A hydrobrake, constructed in manhole S8, will limit the flow to 1l/s. During storm events, any excess flow within the storm sewer network upstream of manhole S8 will be stored in RECEIVED: 09/07/2026 7 attenuation tank 1. The second tank (Attenuation Tank 2) will be constructed in the green area close to the entrance. A hydrobrake, constructed in manhole S10 will limit the flow from the network to a calculated greenfield run-off value of 8.6/s. This value was calculated using the UK Suds website. During storm events when the discharge exceeds 4.4/s all excess water within the storm sewer network upstream of manhole S10 will be attenuated in attenuation tank 2. A design to establish the size of both the attenuation tanks and hydrobrakes has been completed using Causeway Flow. All SUDS elements have been sized to cater for a 1 in 100-year storm event with an additional 20% allowance for climate change. The surface water will also pass through a bypass interceptor prior to being discharged. Please refer to Appendix A for the storm network report and Appendix B for details of the hydrobrakes, attenuation tanks, grasscrete and petrol interceptor. Attenuation and Flow Control maintenance - The proposed underground attenuation tanks and associated Hydro-Brake flow controls shall be subject to a planned inspection and maintenance regime to ensure the system continues to provide effective stormwater storage and controlled discharge. Routine maintenance shall include regular inspection of upstream catchpits, silt traps, and inlet structures to remove accumulated sediment, debris, and litter to prevent blockage of the tank and flow control. The attenuation tank shall be inspected at least annually, and after significant storm events, to check for excessive sediment build-up, structural damage, or standing water that may indicate blockage or reduced performance. Access chambers should be maintained clear to allow for inspection and cleaning, with jetting or vacuum cleaning undertaken where sediment accumulation is identified. The Hydro-Brake flow control device shall be inspected periodically to ensure the orifice remains free from obstruction and is operating at the designed discharge rate, with any debris removed as necessary. Any defects in pipework, chambers, or structural components shall be repaired promptly. This maintenance regime will ensure the attenuation system continues to provide effective runoff storage, flow regulation, and flood risk management over its operational life, in accordance with CIRIA SuDS best practice guidance and local authority taking-in-charge requirements. 3.0 Foul Drainage 3.1 Existing Drainage - Existing A site visit and survey were carried out prior to the commencement of the foul water design. It was established that there is an existing foul sewer approximately 45m East of the proposed entrance. Primary Settlement Tank Second Stage Biological Treatment Final Settlement Tank First Stage Biological Treatment 01 Primary Settlement Tank This is the initial stage of treatment and simply involves the retention of coarse solids present in raw sewage and wastewater for subsequent gradual breakdown. BioDisc® features one chamber to ensure efficient operation with a flow balancing facility. 02 First Stage Biological Treatment The liquor and fine solids then flow into the first stage of Biological Treatment. A unique managed flow system ensures peak performance by smoothing variable loads. 03 Second Stage Biological Treatment The liquor is then fed forward at a controlled rate into Biological Treatment stage 2 for further cleaning. This process ensures the whole media area available is utilised ensuring maximum efficiency. 04 Final Settlement Tank The surplus micro-organisms continuously slough off the discs and are carried forward to the final settlement where they settle out as a humus sludge, leaving a clear treated effluent to be discharged to ground or water course. The settled humus sludge is returned to the Primary Settlement Tank by the sludge return pump under timer control. The sludge return pump also removes any floating scum which helps to keep the final settlement tank working efficiently. Klargester Forecourt Separators Fuel & Oil Separator Alarms Forecourt separators are used to intercept hydrocarbon pollutants such as petroleum and oil to prevent their entry to the drainage system. Typical applications include petrol filling station forecourts and car breaker yards. Performance and Compliance ∙Operation ensures that the flow cannot exit the unit without first passing through the coalescer assembly. ∙In normal operation, the forecourt separator has sufficient capacity to provide storage for separated pollutants within the main chamber, but is also able to contain up to 7,600 litres of pollutant arising from the spillage of a fuel delivery tanker compartment on the petrol forecourt. ∙The separator has been designed with an automatic closure device to ensure that oil cannot exit the separator in the event of a major spillage, consequently the separator should be emptied immediately. Installation ∙The unit should be installed on a suitable concrete base slab and surrounded with concrete or pea gravel backfill. ∙If the separator is to be installed within a trafficked area, then a suitable cover slab must be designed to ensure that loads are not transmitted to the unit. ∙The separator should be installed and vented in accordance with Health and Safety Guidance Note HS(G)41 for filling stations. ∙Subject to Local Authority requirements. British European Standard EN 858-1 and Environment Agency Pollution Prevention Guideline PPG3 requires that all separators are to be fitted with an oil level alarm system. It should be installed and calibrated by a suitably qualified technician so that it will respond to an alarm condition when the separator requires emptying. Product Benefits ∙Easily fitted to existing tanks. ∙Excellent operational range. ∙Visual and audible alarm. ∙Additional telemetry option. Grease separators are designed for restaurants, hotels, public houses, canteens and similar applications. Key Standard Features ∙Greatly reduces drain blockages, for maximum operational efficiency. ∙Helps improve performance of septic tanks and field drains and achieve best results. ∙Prevents contamination of small sewage treatment plants, reducing risk of breakdown. ∙Protects mains drainage system from grease blockages. How it works Grease separators allow fats and grease to naturally separate out from water, allowing their removal prior to the wastewater reaching the drainage system. The separator should be installed close to the source of contamination before any foul waste can enter the drainage flow and to suit the expected liquid temperature. How it works As contaminated water passes through the separation chamber, it is retained long enough to allow solids to sink to the bottom of the unit. Our design uses a maximum of six minutes hydraulic retention time, at the flow rate given. The separator water is then able to discharge safely. The nature of the silt varies depending on either the ground or surface receiving the flow. These aspects should be considered when selecting the size of the unit in relation to the flow being treated. If emulsifiers are present, the discharge must not be allowed to enter an NS unit. Applications These units can be used to serve vehicle washdown areas and car wash facilities, although it should be noted that the prime function of such separators is for the removal of silt. Typical locations using wash down separators are: car wash, tool hire depots, truck cleansing, construction compounds cleansing points. Locations requiring silt separators are: highly silted sites where NS separators are used, i.e. works constructions sites and temporary work compounds. Our washdown and silt separators are manufactured from durable, rot and corrosion proof glass reinforced polyester combining light weight with outstanding strength. The units are delivered complete with inlet and outlet pipework as well as factory fitted access shafts to ensure quick and easy installation on site. Model Ref Total Capacity (Ltrs) Max.rec. The Klargester RainTrap system comprises of a filter, an underground storage tank and a pump. Rainwater runs down the roof and into the guttering and downpipes in the normal way before passing through the filter, which removes any leaves or debris. Rainwater is stored in the underground tank from which it is pumped at a constant pressure to an outside tap as required. The RainTrap has many advantages over traditional garden waterbutts. In addition to being able to store far larger quantities of water, it removes the need to carry water around and does not flood when full, since the excess water exits via a soakaway or surface water drain. Features and Benefits ∙ Easy to install. ∙ Inexpensive. ∙Simple on / off operation. ∙Suitable for existing and new homes. ∙Available in sizes from 1,000 — 6,000 litres. ∙Automatic rainwater diversion when tank reaches full capacity. ∙Internal leaf filter. ∙Designed and manufactured in the UK. 4 56 1 2 3 7 Technical Specifications Model Reference Capacity (Ltrs)Diameter (mm)Height Base to Outlet (mm) RT2800 2,800 2,070 1,540 RT3800 3,800 2,070 1,760 RT4600 4,600 2,080 1,925 1. Since our establishment in 1970 many of our aspirations that were then ‘alternative’ have now become part of mainstream policy adopted by governments and planners around the world. Barely an issue in those days, the company set out to change traditional thinking towards paving technology. The company’s credentials have grown with that of its original product, the unique Grasscrete paving system. Alongside this original invention further paving systems have been introduced as well as a range of earth retaining walls and green roofing solutions. Why Grasscrete? With architects and engineers now embracing environmental technology, the relevance of Grasscrete has never been greater. A product ahead of its time has found its era. As probably the world’s only supplier of a complete range of grass reinforcement products, we are able to say that Grasscrete stands alone in its unique capabilities. Though often thought of as a generic reference for grass reinforcement, it’s much more than that and, indeed, shouldn’t be confused with other types of grass paving. The lightweight Grasscrete void former can be easily and cost effectively shipped throughout the World. Availability is enhanced by an extensive network of International Licensees. Grasscrete is available in soil tone concrete. Under constant trafficking the combination of load and vibration can loosen root anchorage, leaving the surface prone to settlement in a syndrome known as ‘elephant tracking’. By contrast Grasscrete isn’t structurally influenced by grass and can therefore be trafficked before grass establishment. The reinforced structure resists differential settlement and the flat, upper surface and pocket shape minimises vibration. Ground heave Grasscrete’s unique pocket profile enables the release of frost heave and hydro-static pressure. These benefits enable the system to be used over frost influenced ground and in demanding slope protection works. Sub-base depth With an allowable ground-bearing requirement of just 45kN/m2, Grasscrete can be installed over slimmer sub-bases than required for pre-cast or plastic types. Edge details Modular pre-cast concrete or plastic systems require edge restraints or kerbs. For larger projects intermediate shear anchors may also be needed. Grasscrete however, requires no such details, enabling it to blend naturally with adjacent finishes with subtle delineation created by a monolithically cast solid concrete edge margin. Grasscrete combines the environmental appeal of natural grass with the engineering principles of reinforced concrete. Key benefits This unique cellular structure is created using the Grasscrete void former; vacuum formed with a patented anti-static coating to prevent concrete adhesion as well as enabling easy packing and separation.RECEIVED: 09/07/2026 5systems Pre-cast system lateral displacement Reliance upon grass cover for anchorage Sub-base deforms causing sub-grade to pump to surface Load Load Load LoadNo reliance upon grass cover for structural integrity Grasscrete Safe load distribution via reinforcement RECEIVED: 09/07/2026 6 www.grasscrete.com Grasscrete Permeability • Permeation rate up to 90% that of original ground • Helps to reduce shrinkage in underlying clays • Reduces on and offsite drainage requirements • Works with BREEAM, LEED and BASIX environmental systems Filtration • Natural bio-filter created by organic/granular layers Flood prevention and control • Reduces surface water run-off • Highly effective armouring layer for fast flowing water movement and storage • Gives a hard engineering solution a soft landscape feel Greenspace • Promotes a feeling of greenspace well-being • Helps to reduce the Urban Heat Island Effect • Digests CO2 at ground level emission source Recycling • Significant re-cycled content in void former manufacture • Promotes re-use and re-cycling of topsoils and aggregates in construction Carbon mileage • Lightweight formers and patented nesting reduces transported volume • Combines with locally sourced materials for construction key environmental benefits RECEIVED: 09/07/2026 7drainage technology sustainable drainage technology(SUDS) Standard permeation Advanced attenuation/rainwater harvesting Rainfall Natural filtration to sub-grade Pop-up sprinkler (can be solar powered) Riser pipe on ring main Needle punched geo-textile Low fines granular material Low permeability geo-textile Rainfall Permeation Needle punched geo-textile Low fines granular layer Geo-textile Rainfall Harvestingor Rainwater harvesting with irrigation RECEIVED: 09/07/2026 8 www.grasscrete.com Grasscrete slope protection The Grasscrete construction phase also holds a number of key advantages for contractors when compared with pre-cast systems: • The cast insitu process enables bays to be cast in varying locations and sequences safe in the knowledge that they will all eventually come together. This compares to the need to follow a strict linear process for installing pre-cast blocks to ensure that bonding is maintained. • Site storage and handling requirements are minimised with one 12 metre long container of Grasscrete formers being able to cover the same area as forty 12 metre long loads of pre-cast blocks. • In addition to normal topsoil and grass infill the Grasscrete pockets can also be filled with 20-5mm graded gravel for below water-line locations. • The “at risk” period during the temporary works is much less for Grasscrete as it will perform without grass growth. This compares to pre-cast block types where grass growth is essential to maintaining stability. Grasscrete has been flow tested to rates in excess of 8 metres per second, enabling it to be used in exacting locations.
