Monaghan Thomas & Coleen Ryan Dear Sir / Madam, With reference to the above planning application and your letter dated 30th June 2026 requesting further information the following is a detailed response to each of the matters raised there -in: 1. Please find attached Drawing No. 02A - Dwelling - Proposed Ground Floor Plan, Front, Rear & Side Elevations, Section A-A which provides a revised design proposal to include the following measures:  The overall massing of the proposed extension has been reduced by way of significantly lowering its ridge height so that it is subservient or subordinate to the existing dwelling house.  The contemporary finishes initially proposed for the extension has been removed and replaced with finishes that are more in keeping with the existing dwelling house. In particular, the initially proposed standing seam metal cladding to the elevations has been removed with the finishes now comprising a plaster dash to match the external finishes of the existing dwelling house. RECEIVED: 10/07/2026  The finishes to the pitched roof of the proposed extension now comprises blue/black slates to match the existing dwelling house. The flat roof will comprise a fibreglass finish. The revised proposal as detailed above will ensure that the form and appearance of the extension is more in keeping with the main dwelling thereby demonstrating that the proposal acceptably complies with the requirements of Policy AEDP 1 and Section 15.10.1 of the Monaghan County Development Plan 2026-2031, having regard to the following criteria: • The form, proportion, heights, fenestration, design and materials shall be in keeping with those of the main dwelling. • Contemporary designed extensions shall not detract from the visual amenities of the main dwelling. It should be noted also that the proposed extension is provided to the side and rear of the dwelling house with the side extension set back 3.250 metres from the front elevation of the existing dwelling house. In addition, the two-storey element of the extension is located to the north-western side of the existing dwelling house which is relatively enclosed by way of existing matures hedgerows and trees along the north-western boundary and by way of the existing dwelling house itself to the south-east thereby ensuring that the proposed development is not readily visible from the public road. 2. It is considered that the further information submission contains significant additional data and as such please find attached revised press and site notices in accordance with Article 35 (1)(b) of the Monaghan County Development Plan as necessary. I trust that the above is in order however if you have any queries please do not hesitate to contact me. Yours faithfully, Bears no signature as sent by email Peter Culleton B.Sc. RECEIVED: 10/07/2026
